Leasing Agent
We are seeking a motivated and customer-focused Leasing Agent to join our team at a Tax Credit/LIHTC property. The ideal candidate will have experience in affordable housing and a strong understanding of LIHTC regulations. This role involves leasing apartments, maintaining occupancy, and ensuring compliance with all federal, state, and local housing regulations.
Essential Duties and Responsibilities:
โ€ข Process applications, verify income, and complete required LIHTC paperwork
โ€ข Maintain an excellent customer service relationship with prospective residents, current residents, vendors and members of the community.
โ€ข Lease apartments and sell the products and services of the property to prospective residents, including, but not limited to, features and benefits of the apartments, building and property amenities, and the surrounding neighborhood.
โ€ข Respond to internet leads, answer prospect calls and conduct property tours following the guidelines outlined in the mystery shop forms.
โ€ข Develop and implement sales and marketing strategies to increase property traffic, maintain closing ratios and work to achieve and exceed budgeted revenues.
โ€ข Maintain thorough product knowledge of the property and that of major competition.
โ€ข Accurately prepare and have a thorough knowledge of all lease-related paperwork.
โ€ข Maintain prospect traffic and leasing data and assist with other computer data entry as necessary.
โ€ข Inspect units for move-ins to ensure apartments are ready.
โ€ข Assist with planning and hosting of resident functions as needed.
โ€ข Responsible for auditing all lease files for bonus submission.
โ€ข Review guest cards to ensure entry into OneSite and follow-up as well as monitor any traffic trends.
โ€ข Adhere to all local, state and federal housing requirements as it relates to leasing and management of the property.
โ€ข Other tasks or duties as assigned by supervisor.
Qualifications:
To perform this job successfully, an individual must be able to perform each essential duty well. The requirements listed below are representative of the knowledge, skills and abilities required. Associates must follow requirements for training/development plans. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions of the job.
Education:
A college degree is preferred but not required. The position requires the ability to read and write English fluently, the ability to accurately perform intermediate mathematical functions and the ability to understand and perform all on-site resident management software functions.
Professional Experience:
A minimum of one year of experience in residential property management or a related field is required. Some experience with LIHTC program and affordable housing preferred.
Attendance/Travel Requirements:
The position requires the ability to work any of the seven days of the week, 52 weeks of the year. Due to the property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested. The position requires the ability to serve on-call, as scheduled or as necessary. Travel may be required at times to attend various company gatherings either in the general vicinity of the associates home property, or in another state. You must also be able to attend certain resident events that are held after hours.

This role is non-exempt with a pay range of $18 - $21 an hour for a new employee depending on a number of relevant factors including individualsโ€™ experience, qualifications, knowledge, skills, abilities, client/property or company budgetary limitations/guidelines, and other job-related company and market considerations. This position is eligible for a and you also may be eligible to receive discretionary and/or performance-based bonuses on a spot or annual basis, which are variable depending on individual merit/performance, budgetary limitations, company performance, and other job-related factors. This non-exempt role will be eligible for overtime for all hours worked in excess of 40 per week. Full-time positions (30+ hours/week) are eligible for 2 weeks paid vacation, 3 weeks sick and related leave, 11 paid holidays, and health & welfare benefits as outlined on the Companyโ€™s website.
