Up Campus Management is hiring a New Development Lease-Up Specialist to support the launch and lease-up of Blume on Ivy, a brand-new, purpose-built student housing community opening in Charlottesville, Virginia. This role is central to driving leasing velocity, executing sales discipline, and delivering an exceptional prospect experience from first inquiry through signed lease.


This is a high-impact, hands-on opportunity for someone who thrives in fast-paced lease-up environments, enjoys owning outcomes, and can lead both personally and through a student leasing team. The Lease-Up Specialist plays a dual role as a top-producing individual contributor and the day-to-day leader of the student leasing team during lease-up and stabilization.


ABOUT THE ROLE


The Lease-Up Specialist is responsible for achieving leasing and revenue goals while ensuring consistent, high-quality execution across the leasing function. This role owns the prospect experience, leasing discipline, and performance management required to meet occupancy targets.


The position works closely with the New Development Brand & Social Media Manager to convert marketing momentum into tours, applications, and executed leases. This role reports into property and regional leadership and is accountable for leasing performance, conversion metrics, and student leasing team execution.


WHAT YOUโ€™LL BE RESPONSIBLE FOR


Lease-Up Execution & Individual Production

  • Personally conduct engaging, informative, and personalized tours for prospective residents and guarantors
  • Manage leasing communications and follow-up via phone, text, and email to drive timely conversion
  • Guide prospects through applications, document collection, approvals, and lease execution
  • Maintain strong conversion rates from initial inquiry through tour, application, and executed lease

Student Leasing Team Leadership

  • Train, schedule, coach, and manage the daily performance of the student leasing team
  • Set clear expectations for tour quality, follow-up standards, and closing behaviors
  • Monitor individual and team leasing metrics and address performance gaps quickly
  • Foster accountability, motivation, and professionalism across the student team

Leasing Strategy & Cross-Functional Collaboration

  • Partner closely with the New Development Brand & Social Media Manager to convert social demand and influencer momentum into tours and leases
  • Provide real-time feedback on prospect objections, pricing sensitivity, and messaging effectiveness
  • Participate in marketing activations, outreach events, and campus-facing initiatives as needed

Operational Discipline & Market Awareness

  • Maintain accurate guest cards, applications, and leasing statuses in Entrata
  • Stay fluent in lease terms, floorplans, pricing, availability, and property policies
  • Conduct market surveys and report on competitor pricing, incentives, and positioning
  • Ensure the leasing office consistently meets presentation and brand standards
Requirements:

WHAT WEโ€™RE LOOKING FOR

  • Bachelorโ€™s degree or comparable experience in student housing or leasing preferred
  • At least one full student housing leasing cycle required; lease-up experience strongly preferred
  • Experience managing or leading student employees preferred
  • Working knowledge of Entrata or similar property management systems
  • Availability to work flexible hours, including evenings and weekends during peak leasing periods
