Job description

Join our team as an Asset Manager! Gorman & Company is seeking an experienced Affordable Housing Asset Manager to join our Asset Management team. This is a senior-level opportunity for an accomplished asset management professional with 5+ years of direct affordable housing asset management experience and a strong understanding of the financial and investment side of LIHTC and other affordable housing properties. This hybrid position can be based in our Oregon, Wisconsin; Phoenix, Arizona; or Denver, Colorado offices. Youโ€™ll represent ownership across a nationwide portfolio, working closely with investors, lenders, syndicators, development, property management, and executive leadership to maximize asset performance, manage risk, and guide long-term investment strategies.

What Youโ€™ll Do

Oversee the financial performance, regulatory compliance, and long-term investment strategy of a portfolio of LIHTC and other affordable housing communities. Analyze property financial statements, cash flow, NOI, budgets, forecasts, capital needs, and operating trends to identify risks and opportunities and recommend corrective action. Develop and maintain financial models, investment analyses, return projections, capital account reporting, and other analyses supporting ownership and portfolio decisions. Evaluate and manage major portfolio strategies and transactions, including refinancing, recapitalization, investor exits, syndication, disposition, loan conversions, and equity releases. Monitor partnership agreements, debt covenants, reserve requirements, LURAs, and other financing and ownership obligations while ensuring compliance with applicable affordable housing programs. Partner with Property Management, Development, Accounting, Compliance, investors, lenders, syndicators, and regulatory agencies to address asset performance, financial, operational, and compliance matters. Provide strategic recommendations to executive leadership regarding asset preservation, risk mitigation, capital planning, portfolio performance, and long-term investment strategy, including conducting periodic property site visits.

What Youโ€™ll Bring

Bachelorโ€™s degree in Finance, Accounting, Real Estate, Business, or a related field required. 5+ years of direct asset management experience within affordable housing required, with progressively responsible experience overseeing multifamily investment assets. Extensive LIHTC experience and knowledge of other affordable housing programs such as HOME, Section 8, RAD, LURAs, and other federal, state, and local programs. Experience working for or directly with a developer, investor, syndicator, or similar real estate ownership/investment organization. Strong finance and accounting expertise, including financial statements, financial modeling, cash flow analysis, investment returns, budgets, capital planning, and portfolio performance; a degree in Finance or Accounting is preferred, or equivalent high-level experience in these areas. Advanced Microsoft Excel skills with the ability to translate complex financial and operational information into clear recommendations for ownership and executive leadership. Strong communication and relationship-management skills, with the ability to confidently work with investors, lenders, syndicators, regulatory agencies, and internal leadership; ability to travel, including overnight travel, as needed.

Why Work With Us at Gorman

Competitive salary of $68,000โ€“$112,000 annually, based on experience, qualifications, geographic location, and market conditions.
