Job Summary
The Manager Land Planning & Entitlement is responsible for managing land projects throughout the entitlement process to achieve scheduled milestones for the obtaining of zoning and development permits, and obtaining subdivision improvement, entry, landscaping, and amenity plans.
This position requires onsite attendance 5 days per week at our Division Office in Fairfax, Virginia in addition to assigned communities in the Fairfax surrounding areas.
Primary Job Responsibilities
  • Manage day-to-day activities of project due diligence, feasibility budgets and schedules, planning and entitlement activities. Support programs established by the Area management team.
  • Assign and manage due diligence projects for the designated business unit or geographic area. Assess project risks and establishes consulting and engineering development activities.
  • Coordinate land planning with various municipalities, agencies and utility authorities.
  • Pursue zoning and land use changes thru public meetings and governmental hearings.
  • Manage all pre-acquisition land development budgets, schedules, and cash flow activities.
  • Review Purchase Agreements for necessary entitlement deal points and monitor compliance with terms. Aid in coordination of joint development agreements or joint venture.
  • Review design documents, site plans, improvement plans and plats for project coordination and accuracy. Determine availability requirements for all utilities, concurrencies, and impact fees.
  • Perform other duties as assigned.

Pay Information
$135,000 - $150,000 annually depending upon experience.
This position is also eligible for an annual bonus incentive based on the successful completion of defined performance objectives.
General Description of Benefits:

Employees are covered by company-paid disability and basic life insurance. Voluntary insurance coverage options, including critical illness and hospital indemnity, are also available. In addition, the Company offers an Employee Assistance Program and tuition reimbursement (as applicable). In addition to up to 9 paid company holidays per year, employees with less than 10 years of service are eligible for up to 23 paid days off and employees with 10 or more years of service are eligible for up to 28 paid days off. Note that all Sales Consultants, except those in CA, are not eligible for paid time off, but receive the equivalent days in unpaid time off and 8 paid sales holidays. Employees should consult with their local Human Resources Representative to discuss the composition of their available time off, which may differ based on work location and paid sick time eligibility.
