About You
As an Associate within Colliers' Bay Area Land Advisory practice, you will work directly alongside a senior broker on property acquisitions, dispositions, and development advisory assignments across the San Francisco Bay Area. This is a structured apprenticeship designed to produce a successful commercial real estate broker-not an administrative role. You will be embedded in live transactions, active client relationships, and market intelligence work from Day One. The practice advises top local, regional and national developers across several major land uses-including multifamily, affordable housing, senior housing, industrial, residential land, and hotel-giving you direct exposure to a wide spectrum of development demand driving Bay Area growth. A high-performing Broker Associate in this practice can build a meaningful career in land brokerage, development, and investment sales. You bring intellectual curiosity, a drive to prospect and compete, and the discipline to master a complex, relationship-driven business.
In this role, you will...
  • Prospect property owners, developers, homebuilders and investors through targeted outreach-including direct calling, canvassing, and off-market relationship development.

  • Track ownership records, transaction activity, and market conditions across key Bay Area submarkets using mapping platforms, public records, and proprietary databases.

  • Support the underwriting and financial analysis of land and development sites, including entitlement risk, comparable sales, and residual land value models.

  • Assist in the preparation of offering memoranda, broker opinions of value, and client presentations for property acquisition and disposition assignments.

  • Participate in client meetings, site tours, and industry events to build professional relationships across the Bay Area development community-including multifamily, affordable housing, senior housing, homebuilder, and land.

  • Apply AI-assisted tools for market research, data aggregation, and workflow productivity-supporting the team's ability to move quickly on time-sensitive opportunities.

  • Progress toward independently sourcing, underwriting, and executing land acquisition, disposition and development advisory transactions under direct senior broker mentorship.

What you'll bring
  • Licensed Real Estate practitioner with the State of California.

  • 2+ years of experience in sales, real estate, finance, urban planning, or a related field; qualified internship experience is considered.

  • Intellectual curiosity and analytical drive-comfortable building financial models, interpreting site data, and developing independent market views.

  • Strong prospecting instincts and the interpersonal skills to earn trust with landowners, developers, and institutional clients.

  • Background or demonstrated interest in land, development, investment real estate, finance, architecture, engineering, or urban planning.

  • Excellent written and verbal communication skills; capable of producing polished, client-ready materials independently.

  • Self-directed and organized-able to manage multiple transactions, relationships, and deadlines simultaneously without close supervision.

  • Proficiency in Microsoft Office suite; experience with CRM platforms, mapping tools, or data research applications is a plus.

Employees are able to enroll in our company's 401k plan, which includes an employer match. Employees will also receive 10 days of sick leave and a minimum of 15-days vacation annually. Certain senior-level roles are eligible for unlimited time off. Employees will also enjoy 10 paid holidays plus two personal flex days throughout the calendar year. Twelve weeks (for birth parents) and 4 weeks (for non-birth parents, including adoptive/foster parents) for paid parental leave will also be available for use after successful completion of 90 days of employment. Individuals may be eligible for different or additional benefits under applicable state law.

This role is a 1099 independent contractor position, and is 100% commission-based.
