What you'll do
The Senior Land Analyst is a key strategic and analytical leader within the Land Acquisition and Development function. This role is responsible for financial modeling, investment analysis, due diligence coordination, and market intelligence to support land acquisition decisions and long-term portfolio strategy. The Senior Land Analyst partners closely with Land Acquisition leadership and cross-functional teams to provide actionable insights that influence investment strategy, capital allocation, and risk management.
  • Perform detailed financial modeling and investment analysis for potential land acquisitions, including IRR, NPV, cash flow, and sensitivity analyses
  • Evaluate land opportunities, including off-market, brokered, and strategic pipeline deals
  • Assist in preparing and presenting deal summaries and investment packages for internal approvals
  • Support negotiation strategy by providing data-driven insights on pricing, absorption, and deal structure
  • Coordinate and track due diligence efforts, including:

o Title, survey, environmental, and geotechnical review
o Zoning, entitlements, and permitting requirements
o Utility availability and infrastructure considerations
  • Identify key risks and recommend mitigation strategies
  • Work with internal teams and external consultants to ensure timelines and deliverables are met
  • Conduct in-depth market analysis, including:

o Competitive positioning and absorption trends
o Demographic and economic data analysis
o Product segmentation and pricing strategy
  • Maintain and update land pipeline tracking and reporting tools
  • Provide strategic insight to support short- and long-term land acquisition goals
  • Develop and maintain pro formas and land development budgets
  • Track deal performance versus underwriting assumptions
  • Support forecasting and business planning efforts
  • Improve analytical tools, dashboards, and reporting processes
  • Partner with Land Acquisition, Development, Sales, and Finance teams to align on project assumptions
  • Support leadership with ad hoc analysis and strategic initiatives
  • Mentor junior analysts and provide guidance on underwriting and market evaluation

What you bring
  • Bachelor's degree in Finance, Real Estate, Business, Economics, or related field required
  • 4-7+ years of experience in land acquisition, real estate analysis, homebuilding, or development
  • Advanced financial modeling skills (Excel required)
  • Experience with pro forma modeling, deal underwriting, and feasibility analysis
  • Familiarity with GIS, mapping tools, or real estate data platforms (CoStar, Zonda, etc.) is a plus
  • Strong analytical and problem-solving skills
  • High attention to detail and accuracy
  • Ability to manage multiple projects and deadlines
  • Excellent communication and presentation skills
  • Strategic thinker with a strong business acumen
  • Experience in residential land acquisition or homebuilding
