Job description

Ironstate Properties is a full-service premier residential real estate developer and manager of luxury apartment rentals along with commercial spaces in Northern New Jersey and New York. From conception to execution, we are there every step of the way bringing decades of experience, intelligence, precision, innovation, flexibility, imagination, and commitment to every project.
Currently we are seeking an experienced Operations Manager in Hoboken, NJ. In this role, the Operations Manager will ensure the smooth operation of the property by overseeing day-to-day activities, managing leasing, addressing tenant inquiries, coordinating maintenance, and ensuring compliance with property regulations and policies.
This is a full-time position with competitive salary and benefits.
Salary: $67,000-$72,000/year. This position is also eligible for a quarterly bonus based on individual and property performance.
Schedule: Tuesday through Saturday
Primary responsibilities include but are not limited to:
  • Oversee day-to-day operations of the property, ensuring efficiency and smooth functionality through effective use of property management systems like Yardi or similar software.
  • Foster congenial relations between residents, management, and building staff to maintain a positive living environment.
  • Promptly acknowledge and address all resident requests, complaints, and inquiries to ensure high tenant satisfaction, leveraging strong customer service and communication skills.
  • Oversee and assist in resident communication as needed, ensuring effective channels of communication are maintained across all levels.
  • Work with leasing staff to ensure that leasing and marketing goals are being met, contributing to property occupancy and revenue targets.
  • Handle Accounts Receivables for rent, parking, and storage accounts, including processing payments, billing adjustments, and ensuring accuracy in all financial records.
  • File tenancy actions for non-payment and manage onsite residential parking garages effectively, demonstrating strong organizational skills and attention to detail.
  • Oversee and execute the lease renewal process, including direct communication with residents, renewal negotiations as appropriate, and completion of all required administrative tasks.
  • Process move-outs and prepare past tenant accounts for final security disposition, including sending accounts for collections as needed, in compliance with company policies and legal requirements.
  • Prepare the annual Security Deposit legal notification to residents in compliance with property regulations.
  • Assist with touring leasing prospects as needed, showcasing available units and promoting the property's features effectively.
  • Perform any other related duties as required or assigned, demonstrating flexibility and a proactive approach to operational needs.
  • Support various property management tasks and initiatives, contributing to the efficient running of the property.
  • Step in and take responsibility for leading when the Director of Operations is not present, displaying leadership and decision-making abilities.

Requirements:
  • 3-5 years' experience in Property Management Required
  • Bachelor's Degree preferred.
  • Strong computer skills and knowledge of MS Office required.
  • Knowledge of Yardi or a similar property management system required.
  • Demonstrates analytical decision-making and customer service skills.
  • Excellent verbal, written and interpersonal communication skills.
  • Demonstrates the ability to be a team- player and displays leadership qualities.
  • Strong interpersonal skills are required to build relationships with tenants.
