The Position:

The Groundskeeper II performs skilled landscaping, grounds maintenance, and irrigation work at residential and commercial properties managed by Umpqua Property Service, LLC. The team member is expected to work independently, use sound judgment, and take ownership of each assignment from the initial assessment through completion, cleanup, and work-order documentation. This is a hands-on, non-supervisory position that requires proficiency with landscaping equipment, routine irrigation diagnosis and repair, and the care of turf, trees, shrubs, and planted areas. Duties include but are not limited to: 

• Maintain assigned grounds through mowing, edging, string trimming, weeding, planting, mulching, fertilizing, aerating, overseeding, leaf and debris removal, seasonal cleanup, and other routine landscape work.
• Prune shrubs and small trees from ground level; trim hedges; remove dead or damaged plant material; and control brush, blackberries, and unwanted vegetation. Identify work that requires a certified arborist, specialized equipment, or additional crew support and promptly notify the supervisor.
• Inspect, program, adjust, and troubleshoot irrigation controllers, timers, valves, sprinkler heads, drip components, coverage patterns, and routine line leaks. Complete minor repairs within training and authority, use water efficiently, and report conditions requiring major repair or outside service.
• Recognize common symptoms of improper watering, nutrient deficiency, weeds, pests, disease, poor drainage, and soil problems. Recommend or complete appropriate corrective action within the team member's training and assigned authority.
• Measure, mix, apply, store, and document fertilizers, herbicides, and pesticides in strict accordance with product labels, Safety Data Sheets, company procedures, and applicable law. Use required personal protective equipment and obtain or maintain any applicator credential required for assigned work.
• Safely operate company vehicles, trailers, riding and walk-behind mowers, string trimmers, blowers, hedge trimmers, chainsaws, tillers, aerators, tractors, sweepers, and other approved grounds equipment. Tow equipment trailers as required for assigned work.
• Perform pre-use inspections, cleaning, fueling or charging, blade and line replacement, lubrication, and other routine preventive maintenance. Troubleshoot and perform minor repairs within training and authority; tag and report unsafe or defective equipment.
• Perform routine grounds-related upkeep of sidewalks, entrances, parking areas, paved and gravel surfaces, drainage features, and undeveloped areas, including sweeping, weed control, debris removal, minor gravel touch-up, and vegetation management needed for appearance, access, and fire-code compliance. Assist with minor fencing and miscellaneous grounds projects, including preparing post holes and mixing and placing bagged concrete for small pours.
• Use the assigned iPad and FacilityDude work-order system each workday to receive and review assignments; record labor time, work status, materials, notes, and photos; complete required electronic forms; communicate with office staff and the Maintenance Supervisor regarding questions, changed conditions, delays, and material needs; and close work orders only after the assigned scope is complete and the work area is clean. Keep the assigned iPad charged, protected, and available throughout the workday.
• Organize the daily route and workload, coordinate property access, communicate delays or material needs early, and keep the Maintenance Supervisor informed of hazards, irrigation leaks, property damage, vandalism, drainage or erosion concerns, and work that exceeds the assigned scope.
• Interact respectfully with tenants, customers, coworkers, vendors, and the public; minimize disruption at occupied properties; and refer requests, complaints, or scope changes to the Maintenance Supervisor.
• Follow all job-specific procedures, traffic and equipment safety practices, chemical-handling requirements, PPE rules, and company policies. Maintain required records and protect confidential or sensitive information received through work.
• Assist other landscaping and maintenance personnel when assigned, provide task guidance to less-experienced crew members when requested, and perform other related duties consistent with the position.

Requirements

Minimum Qualifications

• High school diploma or GED preferred.
• At least two years of progressively responsible landscaping or grounds-maintenance experience, including hands-on irrigation troubleshooting and routine repair; an equivalent combination of relevant training and experience may be considered.
• Working knowledge of turf and ornamental plant care, pruning practices, seasonal landscape maintenance, common weeds and pests, and safe operation of landscaping tools and equipment.
• Ability to read and follow work orders, equipment instructions, product labels, and Safety Data Sheets, and to use basic math for measurements, material quantities, application rates, and mix ratios.
• Basic proficiency with, or the demonstrated ability to quickly learn, an iPad or similar mobile device and FacilityDude or comparable work-order software. The team member must be able to receive and review assignments; enter labor time, work status, materials, notes, and photos; complete electronic forms; communicate with office staff and supervisors by email or messaging; and accurately close completed work orders.
• Ability to work productively with limited direct supervision, manage multiple assignments, recognize when assistance is needed, and communicate clearly in person and in writing.
• Prior experience safely towing equipment trailers, including coupling, backing, load securement, and pre-trip safety checks.
• Current and valid Oregon driver's license and ability to qualify for and remain eligible under the UIDC Driver's Program.
• Ability to obtain and maintain any background clearance, gaming license, or site-access credential required for assigned properties.
• Ability to work occasional overtime or adjusted schedules based on weather, seasonal workload, fire restrictions, and property needs.

Preferred Qualifications

• Experience maintaining grounds at apartment communities, commercial properties, or a multi-property portfolio.
• Experience using FacilityDude or another computerized maintenance management/work-order system.
• Current Oregon pesticide applicator license appropriate to the assigned work, or ability to obtain one if required.
• Experience operating zero-turn mowers, tractors, sweepers, or comparable grounds equipment.
