Position Overview

We are seeking an experienced Project Manager to lead the delivery of large-scale multi-family, student housing, and mixed-use construction projects throughout the Philadelphia area.


This individual will take ownership of projects from preconstruction and subcontractor buyout through execution, closeout, and turnover. The Project Manager will be responsible for financial performance, schedule management, subcontractor coordination, client communication, and overall project delivery while working closely with field leadership and internal project teams.


The ideal candidate will have experience managing ground-up projects valued at $40Mโ€“$60M or larger, with prior exposure to multi-family, student housing, mixed-use, residential, hospitality, or other complex commercial construction.


Key Responsibilities

  • Lead the day-to-day management and overall delivery of large-scale ground-up construction projects
  • Manage projects from preconstruction and turnover through construction, closeout, and final completion
  • Take ownership of project budgets, cost reports, forecasts, commitments, billing, change management, and overall financial performance
  • Lead subcontractor buyout, scope review, contract execution, procurement, and ongoing subcontractor management
  • Develop and maintain strong relationships with owners, architects, consultants, subcontractors, and internal stakeholders
  • Lead owner, architect, subcontractor, and internal project meetings
  • Partner closely with the Superintendent to manage schedules, logistics, sequencing, manpower considerations, and project execution
  • Identify project risks, develop solutions, and proactively resolve issues that could impact cost, schedule, quality, or client satisfaction
  • Oversee RFIs, submittals, change orders, meeting minutes, project documentation, and closeout requirements
  • Ensure projects are delivered safely, on schedule, within budget, and in accordance with quality expectations
  • Support and mentor Assistant Project Managers, Project Engineers, and other members of the project team
  • Provide clear and consistent reporting to senior leadership regarding project status, financial performance, risks, and upcoming milestones


Qualifications

  • 7+ years of construction experience with a GC/CM, including experience in a Project Manager or comparable project leadership role
  • Demonstrated experience managing ground-up construction projects valued at $40Mโ€“$60M or larger
  • Prior project experience within multi-family, student housing, mixed-use, residential, hospitality, or other large-scale commercial sectors
  • Strong understanding of project financials, subcontractor buyout, cost forecasting, change management, scheduling, and contract administration
  • Experience leading projects from preconstruction or turnover through closeout and final completion
  • Bachelorโ€™s degree in Construction Management, Engineering, Architecture, or a related field preferred
  • Proficiency with construction management software such as Procore, CMiC, Bluebeam, or similar platforms
  • Strong leadership, communication, organization, follow-up, and problem-solving skills
  • Ability to build trusted relationships with clients, design partners, subcontractors, field teams, and internal leadership
  • Ability to manage multiple priorities while maintaining accountability for project performance
