Reports To: Development Manager

Job Summary:

We are seeking a detail-oriented Development Analyst to support our development and investment teams in evaluating the financial feasibility and risk profile of new real estate projects. In this role, you will analyze potential acquisitions and development opportunities, providing data-driven recommendations that inform key investment decisions. You will also assist Development Managers in permitting, entitlement processes, and budgeting. This is a highly collaborative, internal-facing position that plays a critical role in shaping the company's real estate portfolio and long-term growth.

Key Responsibilities:

  • Conduct thorough underwriting of potential real estate acquisitions and development projects, including financial modeling, market analysis, and risk assessment.
  • Prepare and present detailed investment memoranda, underwriting packages, and scenario analyses for internal review and executive decision-making.
  • Analyze development costs, projected revenues, capital stack structures, and returns (IRR, equity multiple, cash-on-cash, etc.).
  • Collaborate with internal teams (acquisitions, development, construction, finance, legal) to assess deal assumptions and align on underwriting inputs.
  • Research market fundamentals, including supply/demand trends, comparable transactions, zoning, and entitlements.
  • Monitor ongoing performance of existing assets against pro forma assumptions, providing updates and recommendations as needed.
  • Maintain and enhance underwriting templates, models, and investment tools to improve accuracy and efficiency.
  • Assist Development Managers in permitting, entitlement processes, and budgeting.
  • Coordinate pay applications, draw requests, and maintain job cost reports/budgets.

Qualifications:

  • Bachelor’s degree in Finance, Real Estate, Economics, or a related field (Master’s degree a plus).
  • Strong proficiency in Excel-based financial modeling.
  • Excellent analytical, problem-solving, and communication skills.
  • Highly organized with strong attention to detail and the ability to manage multiple projects simultaneously.

Preferred Qualifications:

  • 1+ years of experience in real estate underwriting, development analysis, acquisitions, or investment analysis.
  • Exposure to multiple asset classes (multifamily, industrial, mixed-use, retail, etc.).
  • Experience working within a real estate development or investment firm.
  • Proficiency in valuation methods (DCF, residual land value, development yield, etc.).
  • Familiarity with permitting, entitlement processes, and construction budgeting.
  • Deep understanding of real estate market dynamics, development process, and financial structuring.
  • Experience with CoStar, Crexi, or other industry tools is a plus.
