THE CLIENT

Our client is a leading global real estate investment management organization. They are committed to innovation, continuous improvement and leveraging technology to enhance financial reporting and business decision-making. As they continue to evolve their finance function, they are seeking an Intermediate Accountant to assist a highly specialized and business-critical team.


THE OPPORTUNITY

The Intermediate Accountant will work within the Client Finance team and liaison with the Property Accounting and Corporate Accounting teams, and report to the Accounting Manager, Client Finance with oversight from the Controller, Client Finance. You will be accountable for the Client Finance payables, government remittances, preparation of recurring accounting reporting, support process improvements, and assist other team members on a regular basis for the company's Prime Fund entities and its clients.

RESPONSIBILITIES


Financial reporting and internal schedules 

  • Prepare monthly and quarterly reporting and discuss property variances/issues with the Senior Accountant/Assistant Controller/Controller  
  • Prepare various quarterly reports, including Property Income, Net Unrealized Appreciation, Expiry Details, Leasing Stats Summary,  Diversification Charts, and others as required 
  • Rollover annual internal working papers and internal schedules 
  • Assist with budgeting process, including updating system with budget information 
  • Assist with the interim & year-end audits 
  • Accounts payable 
  • Review invoices for appropriateness, accuracy & authorization and provide coding 
  • Process Client Finance invoices, mortgages and other payments in Yardi  
  • Maintain accurate electronic filing of payables & remittances for department and auditors 

Indirect taxes (single and multi-purpose LPs) 

  • Prepare monthly/quarterly GST/HST/QST returns and file online tax remittances and refunds 
  • Process GST/HST/QST deposits  
  • Assist with compiling document support for CRA/Revenu Quebec audits 
  • Review Notice of Assessments and refunds and analyze government adjustments with filings 

Leases 

  • Prepare all monthly commercial real estate leasing activity reports 

Other 

  • Assist with process improvements, creating working paper templates, and special projects, as required 
  • Liaise with the Accounts Payable, Corporate / Property Accounting, Asset Management and Investment Management teams 
  • Utilize and develop skills such as problem solving, decision making, time management, effective communication, and delegation to achieve desired results 
  • Use technology automation tools to streamline recurring reporting, improve data quality, and reduce manual efforts 
  • Other duties as required 


SKILLS & EXPERIENCE

  • Education:  Bachelor’s Degree in accounting, finance, or a related field; CPA designation completed or in progress  
  • Experience: Minimum 3+ years accounting experience required, commercial real estate industry background or similar industry considered an asset 
  • Communication: Excellent communication skills required, both spoken and written; A high level of client service is a priority; Must be able to develop and sustain cooperative working relationships; Required to be flexible and to be able to work with all types of personalities; Must be able to exercise discretion and handle confidential information 
  • Organization/Time Management: Must be able to allocate time effectively; work under time pressure and manage competing deadlines; Must be flexible to handle multiple demands, competing priorities; Be willing to learn and be able to adapt to change within a dynamic environment; Must be organized, extremely detail-oriented and a self-starter 
  • Decision Making Skills: Needs to be able to identify and analyze problems; take decisive action when needed and discuss/resolve issues in an efficient and timely manner 
  • Technology: Advanced Excel and Word skills.  In addition, a good working knowledge of Yardi and familiarity / experience working with Artificial Intelligence tools are considered assets
