What we are looking for

Aleto Inc. is seeking to hire a Project Manager at one of its Government Client sites in Northern Virginia to provide support for space planning, design, construction, closeout, and related analytical services over the client's entire leased or owned asset lifecycle. The Project Manager will manage the organization and installation of furniture projects of varying sizes and complexity. The Project Manager must be highly organized, handsโ€‘on, and customerโ€‘service oriented. Additionally, we are looking for an assistant project manager who is comfortable working with general contractors, in the field or at the office.

Project Managerโ€”Essential Job Duties

Duties include the following. Other duties may be assigned.

  • Assist with the planning & development, execution, and close out of interior projects to contribute to the client's brand and workplace innovation strategy, including but not limited to:
  • Scheduling
  • Estimating/Budgeting
  • Developing Scopes of Work
  • Reviewing and responding to submittals and requests for information (RFI)
  • Developing design intent drawings
  • Reviewing and responding to change order requests
  • Coordinating/assisting with moves, from individuals to whole groups; and
  • Overseeing Administration, Construction Management, transfer of documentation, and turnover to building O&M and branch staff
  • Coordinate with internal/external service providers
  • Lead/serve as a point of contact for teams across functional areas
  • Perform quality control throughout the project to maintain standards
  • Coordinate with other client personnel and external vendors/contractors to ensure delivery of a successful project space documentation and data is accurate, conforms to the clientโ€™s design/software standards
  • Maintain thorough records and report periodically, as required, on project status, risk, and progress.
  • Collaborate with other onโ€‘site contract staff, including other project managers, furniture specialists, writer/communications specialists, and senior financial analysts on highโ€‘visibility projects and initiatives.
  • Prepare and maintain Asโ€‘Built Drawings to track all portfolio space, verifying USF and Rentable Square Foot (RSF) according to the clientโ€™s space standards
  • Update the record drawings (XRef files in AutoCAD, Revit, or IWMS โ€“ any/all a plus) for all client space and drawing templates using the appropriate software
  • Perform regularly scheduled site walks to confirm project site conditions and progress.
  • Conduct meetings with clients to review documents and drawings, furniture specifications, space plans, and schedules.
  • Participate in meetings as required for project coordination with Architects, Engineers, AV/IT, General Contractors, GSA Project, and Building Management staff, and other stakeholders.
  • Review all project documents for compliance with plan, budget, schedule, etc., and raise concerns or flag issues to agency staff.
ALETO JOB DUTIES
  • Compliance with all Aleto processes, standards, and guidelines, including utilizing the employee and intranet platforms, clocking in and/or entering time on a daily basis, submitting expense reports, providing monthly progress reports, etc.
  • Participate in recurring performance development meetings with your Aleto Team Lead to discuss current job tasks, promote open dialog/feedback, recognize and celebrate wins, and review positive and purposeful approaches for meeting workโ€‘related and professional development goals.
  • Attend team meetings, triโ€‘annual company Allโ€‘Hands Meetings, and other company-sponsored teamโ€‘building events to foster and support Aletoโ€™s core values, vision, and culture.
SECONDARY JOB DUTIES

QUALIFICATIONS
  • Must be able to obtain an active HSPD-12 public trust credential
  • U.S. Citizenship
  • Bachelorโ€™s degree in Architecture, Engineering, Interior Design, Construction Management, Project Management, Facility Management or equivalent discipline. Studying for/attaining a masterโ€™s degree in any of these disciplines would be a plus.
  • 5+ years related experience in project management, ideally including delivering small to large interior builds, reconfigurations, or updates, moveโ€‘addโ€‘change (MAC) projects (including IT and furniture), and Facility Management professional services, including demonstrated success as the lead project manager on several projects of $500,000 and/or 50,000 RSF minimum.
  • General knowledge of commercial and government workplace design, including GSA space assignment policy and BOMA space standards
  • Expert knowledge of AutoCAD to efficiently use and manipulate drawings
  • Ability to read and understand construction documents and blueprints
  • Ability to understand and apply OSHA and ADA requirements, and all building and safety codes
  • Relocation and/or Decommissioning experience is a plus
  • PMP, CCM, CACM, or CFM credentials are a plus
Technological Skills:
  • AutoCAD, Revit
  • MS Project, Primavera, or equivalent
  • ePM software such as Kahua or equivalent
  • Proficient in Microsoft Office
  • Proficient in Google Workspace
  • Ability to learn new planning, drawing, design, and specification software
  • Experience with IWMS software strongly desired; experience with FM: Systems software a plus

  • Excellent written and verbal communication skills, must be comfortable presenting to clients and executive personnel

Pay Cycle

Paydays are on the 10th and the 24th of each month.

Aleto contributes $400 per month toward employee medical premiums, equal to 75% of the Employee Only premium for the HSA 3300 Base Plan. Employees may select from two HSAโ€‘eligible plans or a POS plan.

  • Dental Insurance

Aleto provides dental insurance coverage through the Aetna PPO 2000 plan. Aleto contributes 75% of the employeeโ€™s premium.

  • Vision Insurance

Aleto provides vision benefits coverage through the Aetna Preferred Vision. Aleto contributes 75% of the employeeโ€™s premium.

  • Preโ€‘Tax Savings Accounts

The option to enroll in an HSA or FSA depending on elected medical insurance coverage.

Environment and Physical Conditions

While performing the duties of this job, the employee is required to have ambulatory skills sufficient to visit other locations; and the ability to remain in a stationary position at least 50% of the time, move inside and around an office, position themselves to access items located in high or low areas, and transport items weighing up to 20 pounds across the office. Requires the constant operation of a computer and other office productivity machinery and the ability to observe details at a close range typically within a few feet of the observer.
