PROJECT MANAGER
Hospitality — Renovations & Conversions | Puerto Rico
Reports To: SVP of Development
Compensation: Competitive base, plus benefits
Location: On-site in Puerto Rico (local strongly preferred; relocation discussable for the right candidate)

About the Company
A fast-growing, owner-operator hospitality investment and management company with a portfolio of full-service hotels and resorts across Puerto Rico and an expanding U.S. mainland footprint. Ambitious growth trajectory with significant runway for high-performers.

The Role
Reporting to the SVP of Development, the Project Manager will lead the planning and execution of hotel and resort renovation and conversion projects — from small FF&E refreshes to large-scale repositionings. You will own an active pipeline of assets at varying stages: early-phase scoping, Design Development (DD), Construction Documentation (CD), and active construction through commissioning and turnover.

Key Responsibilities
• Lead hospitality renovation and conversion projects end-to-end across the portfolio.
• Manage multiple projects simultaneously at varying stages (scoping, DD, CD, bid/award, construction).
• Coordinate architects, interior designers, brand reps, GCs, subcontractors, and FF&E/OS&E vendors.
• Build and manage project budgets, schedules, cash flow forecasts, change orders, and risk mitigation.
• Review design documents for constructability, brand compliance, cost, and operational impact.
• Partner with on-property operations to minimize guest disruption and protect revenue during active renovations.
• Provide clear, timely reporting on status, budget, schedule, and risks to the SVP and ownership.

Qualifications
• Minimum 10 years of project management experience, the majority in hospitality (hotels/resorts/branded properties).
• Proven track record managing both small-scale renovations and large-scale repositioning or conversion projects.
• Full project lifecycle experience: feasibility, design (SD/DD/CD), permitting, bidding, construction, turnover.
• Strong financial acumen — budgets, cost-to-complete forecasts, variance reporting.
• Experience with hospitality brand standards and PIPs (Marriott, Hilton, Hyatt, Wyndham, IHG, or similar).
• Proficiency in MS Project, Smartsheet, Procore (or equivalent), and Microsoft Office.
• Bilingual English/Spanish and prior Puerto Rico or Caribbean project experience preferred.
