Job Description

Overview:

Reporting to the Interior Design Manager, the designer for showhomes is responsible for developing and delivering the development vision for Calgary Homes' showhome program. This role is a key driver of brand positioning, product strategy, and sales performance.

This role leads the development and execution of showhome interiors, from concept through selections and merchandising, ensuring each asset is purposefully designed to showcase product value, reflect target customer needs, and support community and segment-specific sales strategies. The Showhome Interior Designer leverages market insights, design trends, and competitive analysis to create showhomes that differentiate the brand and elevate the customer experience.

As a key connector across the business, this role drives alignment and execution across internal teams (Interior Design, Product Development, Estimating, Sales, Marketing, and Construction) and external partners (consultants, vendors, and suppliers). They are responsible for ensuring showhome delivery is efficient, on-brand, and aligned to defined timelines, budgets, and quality expectations.

In addition to showhome execution, the Interior Designer for Showhomes plays a strategic role in crafting and evolving Calgary Homes' product offering across all segments. This includes ensuring the offering is consistent, competitive, and current, and that it is accurately translated across showhomes as well as in the Studio. The role provides ongoing feedback and recommendations to influence product development, selection strategies, and upgrade assortment based on homeowner, sales, and market insights. Working closely with the Interior Design Lead (Edmonton) and the Estimating team, this role ensures the integrity, completeness, and accuracy of all product-related data and documentation.

As a representative of Brookfield Residential, the interior designer for showhomes also contributes to delivering an outstanding homeowner experience by supporting interior selections as required. They ensure all communication and documentation is timely, accurate, and customer-focused, with a consistent goal of meeting or exceeding homeowner expectations.


Key Responsibilities:

  • Develop showhome concepts from initial direction through final design checklist completion.

  • Coordinate Showhome interior selections alongside the Interior Build team and lead pre-construction through completion meetings with vendors and trades to ensure the build vision is delivered accurately.

  • Coordinate showhome timelines, including key milestones, site meetings, approvals, presentations, and stakeholder dependencies.

  • Participate in model home quality control walkthroughs and identify product or installation concerns, including electrical, framing, tile, paint, and flooring reviews. Complete required updates due to modifications, revisions and quality control driven changes.

  • Oversee showhome merchandising and on site installation of furniture and decor. Includes scheduling and coordination of any day of trades, suppliers and internal team members.

  • Manage showhome budgets, including purchase orders, invoices, tracking, and reporting. Includes management of the Calgary ASM budget as related to showhome furniture expenses.

  • Maintain a strong understanding of current interior design trends and customer needs.

  • Build and maintain strong relationships with third-party interior designers, merchandisers, art providers, trades, suppliers, and vendors to deliver high-quality, trend-forward showhomes.

  • Respond promptly to requests for information and field issue resolution. Represent the Brookfield Residential brand and culture positively at all times.

  • Create, update and enhance product offering selection in the Calgary Studio space in collaboration with entire Interior Design team.

  • Support maintenance of products in both NSE and DSM or equivalent experience with mentorship from the Interior Build Manager, Interior Build Lead and Estimating Team.

  • Maintain and manage any additional product catalogues, product samples and best practice outlines that affect interior design.

  • Support Interior Design Manager and Interior Design Lead by working collaboratively to ensure our offering is competitive, consistent and current (according to specification) in all segments.

  • Proactively source new product and partners to support an elevated selections offering.

  • Meet regularly with all trade partners affecting interior selections to ensure product offering includes the latest product is offered/considered.

  • Support development of spec palettes alongside the interior compose group.

  • Support spec and feature home selections as necessary based on business need, volume of sales and team capacity.

  • Ensure all homeowner Interior Selections are documented clearly.

  • Ensure all upgraded product is documented on a change order with applicable cost and that all documents are uploaded to the designated areas for processing.

  • Ensure proper notification is given to all pertinent departments when a homeowner change request is processed.

  • Attend all homeowner selection meetings in a timely manner to maintain construction timelines.

  • Document/photograph customer home walkthroughs and present to team to create inspirational discussions.


What You'll Bring:

  • Minimum 5 years experience in residential interior design.

  • Minimum 2-3 years merchandising or shomehome experience.

  • Post-secondary education; specifically an Interior Design Degree/Diploma will be considered an asset.

  • Extensive product knowledge in the latest design trends.

  • Solid grasp of residential construction.

  • Drafting, drawing skills including AutoCAD are recognized as advantageous.

  • Strong Computer/Microsoft Office Skills.

  • Highly organized and detail oriented with great communication skills.

  • Ability to build and foster solid relationships with team, trade partners, and customers.
