Job description

Facilities/Maintenance Technician
**A minimum of 2 - 3 years of maintenance skills in a residential group home or commercial setting required**
The Maintenance Technician for our company supports the Property Administrator to assure proper, consistent maintenance of our residential group homes and administrative location, including building interior and exterior, grounds, walkways, driveways, and parking lots.
Schedule: Monday - Friday 8:00am - 4:30pm, with ½ hour unpaid lunch
Essential functions of the job are:
• Perform a variety of maintenance and repair work independently as instructed or assist other skilled trade personnel to maintain facilities and grounds in proper condition. This includes plumbing, electrical, carpentry, HVAC, and appliance repairs.
• Prepare surfaces for painting; apply finishes and coverings using brushes, rollers, spray equipment as necessary.
• Completes the "make-ready" process to prepare vacant rooms / apartments for new move-ins.
• Perform routine maintenance and repairs on doorknobs, locks, hinges, closures, strike plates, ensuring smooth and proper operation of interior and exterior doors.
• Operate a variety of maintenance equipment and machines including hand and power tools.
• Understand and follow oral and written directions.
• Demonstrated ability to apply principles of logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication skills in order to effectively interact with residents, family members, visitors, contractors, direct support staff, and location supervisors. Respond courteously to questions and requests, stay calm when addressing and resolving customer issues or complaints.
• Respond to service requests in within 24-hour period.
• Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, blowing off sidewalk, pressure-washing areas, performing general cleaning, and painting curbs and as needed.
• Property Emergencies - responsible for emergencies that may arise outside of normal business hours flood, fire, power loss, etc.
• Will be on call as needed

  • Listens effectively and provides clear, concise, and accurate verbal and written information including all relevant documentation
  • Maintains a professional image to residents and fellow co-workers, in words, actions, and appearance
  • Maintains confidentiality and privacy of our residents and staff at all times
  • Consistently reports to work on time and completes scheduled shifts

Qualifications:
  • Prior experience in maintenance, construction, or similar role
  • Experience with any of the following: electrical, plumbing, or HVAC (certification not required for this role)
  • Ability to maintain and perform basic repairs on appliances including refrigerators, washers and dryers
  • Ability to solve practical problems
  • Ability to prioritize and organize assignments
  • **Must have a valid Driver's License with acceptable driving record to qualify for this position**

Typical physical and environmental considerations:
  • Maintain ability to lift 75 pounds; to stand or walk throughout the vast majority of the work-day, and to frequently push, pull, bend, twist, and reach
  • Must have sufficient manual dexterity to work with the fingers and to reach/handle items

Must possess strong analytical, organizational skills, and problem solving skills. Ability to work well under pressure with frequent interruptions and shifting priorities. Maintain confidentiality, and project a positive and professional business image.
