Property ManagerLocation: Spokane, WAJob Type: Full-TimeSalary: $24-$26 per hourReports To: Portfolio ManagerAbout the RoleWidmyer Corporation is seeking an experienced, organized, and customer-focused Property Manager to oversee the daily operations of assigned market rate properties. This position is responsible for maintaining positive resident relationships, coordinating leasing and maintenance activities, managing property finances, and ensuring the property is operated safely, efficiently, and in accordance with company policies and applicable regulations.The successful candidate will be proactive, dependable, and capable of managing multiple priorities while delivering excellent service to residents, property owners, vendors, and team members.ResponsibilitiesManage the day-to-day operations of the property.Serve as the primary point of contact for residents and address questions, concerns, and service requests promptly.Market available units, conduct property tours, process applications, and prepare lease documents.Coordinate move-ins, move-outs, lease renewals, and property inspections.Monitor rent collection, late payments, delinquencies, invoices, and operating expenses.Prepare and maintain accurate resident, lease, vendor, maintenance, and financial records.Coordinate maintenance requests, repairs, preventative maintenance, and emergency services.Hire, schedule, and oversee contractors, vendors, and service providers.Conduct routine property inspections and ensure common areas and units meet company standards.Assist with annual budgets, expense tracking, financial reporting, and property performance reviews.Enforce lease terms, community policies, and property rules consistently and professionally.Help maintain compliance with fair housing requirements and applicable local, state, and federal laws.Respond to property emergencies and urgent resident concerns when necessary.Identify opportunities to improve occupancy, resident satisfaction, operational efficiency, and property value.QualificationsTwo or more years of property management, leasing, real estate, hospitality, or related experience preferred.Strong customer service, communication, and conflict-resolution skills.Excellent organizational and time-management abilities.Ability to work independently, make sound decisions, and manage competing priorities.Strong attention to detail and ability to maintain accurate records.Proficiency with Microsoft Office and property management software.Knowledge of leasing practices, property operations, and fair housing requirements preferred.Valid driver's license and reliable transportation may be required.Availability to respond to occasional after-hours emergencies.Preferred QualificationsExperience managing [residential, commercial, affordable housing, HOA, or mixed-use] properties.Property management certification or real estate license.Experience with [Yardi, AppFolio, Buildium, RealPage, or other software].Familiarity with budgeting, financial reporting, and vendor management.Compensation and BenefitsWidmyer Corporation offers a competitive compensation and benefits package, which includes:Salary based on experiencePerformance-based bonus opportunitiesMedical, dental, and vision, tele-med, and life insurancePaid time off and paid holidaysRetirement savings plan with up to 4% company matchProfessional development opportunitiesHow to ApplyPlease submit your resume and a brief cover letter describing your property management experience and qualifications.Widmyer Corporation is an equal opportunity employer and considers applicants without regard to race, color, religion, sex, national origin, age, disability, veteran status, or any other status protected by applicable law.
