General Summary: Under the supervision of the Construction Services Director, the inspector shall perform inspections of single- and multi- family modernization and repair projects. Documents maintenance problems, verifies scope of work, and ensures basic compliance with Department of Housing specifications.
Principal Duties and Responsibilities: Perform initial and progress inspections to document substandard items and safety concerns.
Take photos and complete basic inspection reports ( before/ after). Maintain daily inspection log/ appointment schedule; record locations visited
and mileage.
Review assigned work orders and communicate basic concerns to staff and
homeowners.
Observe contractor work for obvious nonconformance and site safety issues; report deficiencies to supervisor.
Prepare scopes of work and cost estimates for supervisor review.
Attend pre- bid meetings as needed to observe and take notes. Perform other duties as assigned.
Minimum Requirements: High school diploma or GED.
0- 2 years related residential construction, maintenance, or inspection experience ( or equivalent combination of education/ experience).
Basic computer skills ( Outlook, Word, Excel) and smartphone use for photos/ email.
Preferred Requirements: High school diploma or GED.
Some college or vocational coursework in construction trades; basic
knowledge of building codes.
