Position Summary

We are hiring a Property Manager to lead operations for a Bronx portfolio of four affordable housing properties. This is a fast-paced, high-visibility role that requires strong leadership, adaptability, and exceptional time management. The ideal candidate is a hands-on manager who can balance administrative responsibilities with on-site demands—someone with a strong personality who thrives in a challenging but rewarding environment.

Key ResponsibilitiesSite & Staff Management

  • Oversee all day-to-day operations of the Bronx property portfolio, including administrative, maintenance, and security staff.
  • Supervise maintenance teams on work order tracking using Yardi; monitor completion, quality, and resident satisfaction.
  • Conduct regular property inspections and ensure preventive maintenance schedules are followed.
  • Track and resolve all building violations and ensure full Local Law and regulatory compliance (HPD, DOB, ECB, FDNY).
  • Manage annual unit inspections and uphold building safety and cleanliness standards.
  • Report all incidents, losses, and liabilities promptly to senior leadership.

Tenant Management

  • Manage resident move-ins, move-outs, unit inspections, and damage reports.
  • Oversee annual recertification processes and collaborate with legal on non-compliance cases.
  • Conduct rent collection outreach, review aged receivables, and address lease violations.
  • Maintain all tenant and property records in Yardi and physical formats.
  • Foster strong resident relations, handling challenging tenant interactions with professionalism and empathy.

Financial Oversight

  • Review and approve invoices with accurate GL coding and budget alignment.
  • Assist in preparing budgets, tracking expenses, and generating monthly variance reports.

Legal Support

  • Generate late rent notices and initiate 14-day rent demand processes.
  • Work with the legal team on evictions, housing court appearances, and collection actions.
  • Maintain accurate documentation of incidents and legal proceedings.

Qualifications

  • Minimum 5 years of experience in NYC affordable housing property management (Section 8, LIHTC, Mitchell-Lama, etc.)
  • Strong working knowledge of NYC housing regulations, subsidies, and violation management.
  • Proven supervisory experience managing supers, handymen, porters, and security personnel.
  • Yardi experience strongly preferred; proficient in Excel, Word, and Outlook.
  • Excellent communication, organization, and multitasking skills.
  • Ability to handle challenging tenant situations with composure and fairness.
  • Fluency in Spanish strongly preferred.
  • High school diploma or GED required; college coursework preferred.
