Inspection Maintenance Tech Jobs (NOW HIRING)

GD Resources LLC is seeking an experienced Firestop Inspection & Maintenance Technician to support quarterly inspections of fire and smoke barriers at a healthcare facility in Wilmington, Delaware.

The technician will inspect rated fire and smoke barrier assemblies identified on facility Life Safety Drawings, identify penetrations and deficiencies, perform allowable minor firestop maintenance, and document findings and completed corrective work.

• Follow facility Life Safety Drawings to identify and inspect designated fire and smoke barrier walls.
• Conduct visual inspections of rated wall assemblies for openings, penetrations, damaged firestop systems, and other deficiencies.
• Inspect penetrations involving piping, conduit, wiring, cable, ductwork, and similar building systems.
• Identify improperly sealed or unsealed penetrations in rated barriers.
• Perform minor firestop repairs and sealing within the authorized scope of work.
• Install approved red firestop materials, such as Specified Technologies Inc. (STI) products or approved equivalents, in accordance with applicable tested firestop systems and ASTM E814 requirements.
• Install or apply appropriate firestop sealant, putty, mineral wool/backing materials, mortar, or other approved firestop products as required.
• Inspect and seal smoke barriers on the required side and fire barriers on both sides where accessible and required.
• Identify deficiencies exceeding the allowable minor-maintenance threshold and report them for separate corrective action rather than performing unauthorized repairs.
• Take clear before-and-after photographs of identified deficiencies and completed repairs.
• Record the location and description of each deficiency.
• Maintain accurate inspection and repair documentation for preparation of the required facility report.
• Coordinate with facility personnel for access to above-ceiling areas, mechanical spaces, utility areas, and other rated assemblies.
• Notify supervision when unusual penetrations or configurations may require an engineering judgment or additional technical review.
• Maintain tools, materials, and work areas in a clean and safe condition.
• Follow all facility safety, infection-control, access, and security requirements.

The technician will perform normal firestop maintenance for deficiencies within the project's allowable threshold, including penetrations up to approximately:

• 12 inches × 12 inches, or
• 144 linear inches

Larger deficiencies will be documented and reported for separate corrective action and are not expected to be repaired by the technician under the normal quarterly service.

• Previous experience with firestop systems, passive fire protection, fire/smoke barriers, or commercial building maintenance strongly preferred.
• Experience inspecting and/or repairing penetrations through rated walls and assemblies.
• Familiarity with firestop sealants, mineral wool, putty, mortar, collars, wrap systems, and similar passive-fire-protection materials.
• Ability to read and follow Life Safety Drawings, floor plans, and rated-wall designations.
• Understanding of 1-hour and 2-hour fire-rated assemblies preferred.
• Familiarity with ASTM E814 and listed firestop systems preferred.
• Ability to recognize compliant versus deficient firestop installations.
• Ability to accurately document work using photographs, spreadsheets, inspection applications, or similar reporting methods.
• Ability to safely use hand tools, caulking/application equipment, ladders, and other equipment necessary to access and repair penetrations.
• Strong attention to detail and ability to work independently throughout a large healthcare facility.
• Ability to communicate deficiencies clearly to project supervision.

• Ability to walk throughout a large multi-floor medical facility for extended periods.
• Ability to climb ladders and access above-ceiling spaces.
• Ability to bend, kneel, reach, and work in confined or limited-access areas as necessary.
• Ability to carry standard tools and firestop materials throughout the workday.
