Position Description:

The sales manager position reports to the designated broker/owner of the company. This position will lead, manage and recruit a group of independent thinkers (aka green real estate agents) in the greater Silver Spring, Maryland and DC area. The position requires review of all transaction deals. The successful applicant will show a demonstrated ability to lead a sales team. As the team lead, the sales manager will work with agents to set and meet both sales and career goals, coordinate training opportunities, and provide general guidance and support. This person will plan and run the team meetings and lead the recruiting and hiring process. Working with the designated broker/owner, office administrator, bookkeeper and marketing and management consultant, the managing broker will plan and implement company strategy and operations. Included duties are to assess, modify and/or set up systems to increase efficiency of office operations to best support the agents and their clients. This person will participate in weekly strategy and management meetings and run the weekly team meetings.

Duties:

Manages above functions to ensure their efficient and cost effective operation by implementing the necessary systems, programs, policies and procedures.

  • Develops business goals and strategies necessary in order to meet objectives set by the CRG Board of Managers.
  • Provides training to independent contractor real estate agents in all areas of residential brokerage including sales & marketing, finance, agency, listings, contracts, CRM use, ethics and governmental regulations.
  • Creates value propositions for CRG and works with CRG Directors to design & implement effective marketing & business development strategies.
  • Recruits independent contractor real estate agents to affiliate with CRG Team Agents, and non-team agents, and develops programs designed to retain said agents.
  • Acts as liaison with clients of CRG with regard to lead generation, transaction management and conflict resolution. Assists independent contractor real estate agents in obtaining client listings and contracts.
  • Ensures CRG transactions are compliant with REB regulations. Review & maintenance of CRG transaction files & forms, document storage, and CRM database oversight.
  • Conducts Business Development & Sales Training for CRG agents.
  • Works with Partner Lenders to develop marketing & business development strategies to increase mortgage & title capture rates among CRG home buyers.
  • Manages CRG branch office transaction pipeline, troubleshoots problematic files and negotiates workouts with third party real estate brokerage firms.
  • Represents CRG's best financial interests within the scope of responsibilities.
  • Keeps informed of industry developments through publications, professional organizations and networking contact with other real estate brokerages.
  • Reviews competitive market practices and makes recommendations concerning adjustments to programs in related areas.

Liaise and attend meetings with other company functions necessary to perform duties and aid business and organizational development.

Desired Skills and Experience

Special Requirements:

B.S. degree in a related field, or combination of education and experience that provides a level of skill and knowledge necessary to satisfactorily perform the essential job functions.

Three years progressively responsible experience in residential real estate brokerage with additional representative skills in residential lending and residential settlement procedures.

Licensure as Real Estate Broker with the appropriate Real Estate Board. Membership in the following:
