HVAC Specialist / Boiler Operator

Facilities Department | Rochester Christian University | Rochester Hills, Michigan

Position Summary

Rochester Christian University is seeking a skilled and dependable HVAC Specialist / Boiler Operator (Part Time) to join the Facilities team. This position is responsible for the operation, maintenance, troubleshooting, and repair of campus HVAC, boiler, heating, cooling, ventilation, and domestic hot water systems. The position helps maintain a safe, comfortable, reliable, and energy-efficient campus environment for students, faculty, staff, and visitors.

Essential Responsibilities
  • Operate, inspect, maintain, troubleshoot, and repair commercial HVAC systems, including air handlers, rooftop units, split systems, exhaust fans, VAV systems, pumps, motors, and related equipment.

  • Operate, maintain, troubleshoot, and repair commercial boilers and hot water systems.

  • Monitor and adjust Building Automation System (BAS) controls to maintain proper building temperatures and improve energy efficiency.

  • Perform scheduled preventative maintenance and equipment inspections.

  • Diagnose electrical, mechanical, control, and HVAC system problems and complete necessary repairs.

  • Maintain pumps, valves, piping, heat exchangers, thermostats, actuators, and related mechanical equipment.

  • Respond to HVAC, heating, cooling, and mechanical service requests throughout campus.

  • Assist with seasonal startup and shutdown of heating and cooling systems.

  • Maintain accurate work orders, maintenance records, inspections, and equipment documentation.

  • Coordinate with outside contractors and vendors as needed.

  • Recommend equipment repairs, replacements, and energy-saving improvements.

  • Maintain a safe, clean, and organized work environment and comply with applicable safety requirements.

  • Participate in an on-call/emergency response as needed.

  • Assist the Facilities team with other maintenance projects as needed.

Required Qualifications
  • High school diploma or GED.

  • Minimum 5 years of commercial HVAC experience.

  • Minimum 3 years of commercial boiler operation and maintenance experience.

  • Strong knowledge of HVAC, hydronic heating, electrical, mechanical, and control systems.

  • Ability to troubleshoot and repair commercial mechanical equipment.

  • Ability to read blueprints, wiring diagrams, and mechanical drawings.

  • Valid Michigan driver's license and acceptable driving record.

  • Ability to pass a background check.

Preferred Qualifications
  • HVAC certification or technical/trade school training.

  • EPA Section 608 Universal Certification.

  • Boiler Operator License or equivalent experience.

  • Experience in higher education, institutional, commercial, or large-building facilities.

  • Experience with Building Automation Systems (BAS) and/or computerized maintenance management systems (CMMS).

  • Additional plumbing, electrical, or welding experience.

Physical & Working Requirements

Ability to lift up to 75 pounds, climb ladders, work from elevated platforms, and work in mechanical rooms, rooftops, crawl spaces, and other restricted areas. Position requires standing, bending, kneeling, stooping, and working indoors and outdoors in varying weather conditions. Must be available for occasional after-hours emergency response.
