Lead Maintenance Technician
Job Type: Full-Time | Onsite
Pay: Competitive hourly rate + commission

Take the Lead in Keeping Communities Running
At CAF Management, Lead Maintenance Technicians are trusted to keep our apartment communities safe, functional, and in top condition. You’ll take the lead on repairs, preventative maintenance, and service requests—while guiding and mentoring the maintenance team.

This is the ideal role for a skilled technician ready to take ownership of a property and grow into a leadership role. We promote from within, and many of our Maintenance Supervisors and Regional Service Managers began in this position.

What You’ll Do

  • Lead and perform daily maintenance operations including service requests, unit turns, and inspections
  • Troubleshoot and repair HVAC, plumbing, electrical, and appliance issues
  • Ensure the property meets safety, cleanliness, and curb appeal standards
  • Order and manage parts and supply inventory within budget
  • Train and support Assistant Maintenance Technicians
  • Coordinate vendor work and supervise contracted repairs
  • Participate in the on-call rotation and handle emergency maintenance situations
  • Communicate with the Property Manager to align maintenance efforts with community goals

What You’ll Need to Succeed

Required:

  • 2+ years of hands-on maintenance experience in multifamily or related field
  • Strong knowledge of HVAC, electrical, plumbing, appliance repair, and carpentry
  • Ability to lead a team and work independently
  • Availability to work Saturdays (closed Sundays) and participate in on-call rotation
  • Valid driver’s license and reliable transportation

Preferred:

  • EPA or HVAC certification
  • Experience using Entrata or similar property management software
  • Bilingual abilities

Physical Requirements
This role involves regular physical activity throughout the apartment community. Team members must be able to safely perform the following tasks:

  • On your feet: 33% to 100% of the time
  • Physical activities (50% to 100%):
  • Bend/stoop/squat/kneel (e.g., repairs, inspections, and installations)
  • Climb stairs and ladders (e.g., access rooftops, attics, or elevated areas)
  • Push/pull, stand, and walk (e.g., transport tools, materials, and equipment)
  • Reach above shoulders (e.g., HVAC units, light fixtures, shelving)
  • Grasp/grip/turn and use finger dexterity (e.g., using hand tools, locks, and fasteners)
  • Lifting/Carrying:
  • Over 50 lbs: Rare need (less than 1%)
  • 10–25 lbs: Occasional need (1% to 33%)
  • Under 10 lbs: Frequent need (33% to 100%)
