Job description

Location: Marietta, GA

Type: Full-time, In-Office

Position Summary:

We are seeking a highly motivated and experienced Commercial Construction Project Manager to oversee and manage all aspects of commercial and industrial construction projects, from preconstruction planning to execution, closeout, and commissioning. The ideal candidate will have a deep understanding of mechanical, electrical, civil, and structural construction disciplines and will be responsible for ensuring projects are completed on time, within budget, and to the highest quality standards. This position requires a self-starter with strong leadership skills, proficiency in construction management software, and the ability to effectively coordinate multiple subcontractors, vendors, and project stakeholders.

Key Responsibilities:

Project Planning, and Management

  • Analyze project drawings and specifications to become the Subject Matter Expert (SME) on the project scope and requirements
  • Assume full responsibility for the project after award and ensure all required documentation is submitted.
  • Develop and submit Schedule of Values (SOV), Accident Prevention Plans, Waste Management Plans, and Quality Control Plans.
  • Issue Project-Specific Terms & Conditions and Purchase Orders (POs) to subcontractors and vendors.
  • Develop and submit Schedule of Values (SOV), Accident Prevention Plans, Waste Management Plans, and Quality Control Plans.
  • Create and maintain detailed project schedules using Microsoft Project or Primavera P6, integrating subcontractor and vendor input.
  • Maintain strict documentation control, including RFI logs, drawing revisions, and subcontractor submittal packages.
  • Work closely with the Superintendent and site teams to provide technical support, maintain open communication, and ensure project progress.
  • Troubleshoot and resolve construction challenges to prevent delays and maintain momentum.
  • Willingness to Travel: You'll be visiting job sites as needed, so having a valid driver's license and reliable transportation is essential.

Quality Control, and Safety

  • Ensure all construction activities meet contract specifications, industry standards, and safety regulations.
  • Promote and enforce a strong safety culture, ensuring compliance with OSHA, VA standards, and federal regulations.
  • Conduct regular site visits, inspections, and audits to maintain quality control and safety compliance.
  • Identify and mitigate project risks, implementing strategies to prevent cost overruns, schedule delays, and compliance issues.

Project Closeout, and Commissioning

  • Develop commissioning packages specific to each project, ensuring a seamless handover.
  • Work with superintendents and subcontractors to finalize all punch list items and complete closeout procedures.
  • Submit final payment applications and ensure all required closeout documentation is delivered, including as-built drawings, warranties, and O&M manuals.
  • Format into sections and lists to improve readability
  • Avoid targeting specific demographics e.g. gender, nationality and age

Requirements

Education, and Experience

  • Bachelor's degree in construction management, Mechanical Engineering, Civil Engineering, or a related field.
  • Minimum of 5 years of experience in commercial/industrial construction project management.
  • Proven experience managing projects exceeding $500,000, with the ability to handle multiple trades, subcontractors, and vendors.

Technical, and Software Skills

  • Proficiency in Microsoft Project and/or Primavera P6 for Scheduling.
  • Advanced proficiency in MS Office Suite (Excel, Word, Outlook, PowerPoint) - extensive use of Excel formulas required.
  •  Industry Knowledge & Competencies
  • In-depth understanding of construction methods, materials, and regulations across multiple disciplines, including:
  • Mechanical, electrical, HVAC, plumbing.
  • Concrete, structural steel, and interior finishes.
  • Earthwork, civil construction, and paving.
  • Strong ability to read, interpret, and manage construction blueprints, specifications, and shop drawings.
  • Experience in budget management, cost control, and financial reporting.
  • Strong leadership and problem-solving abilities, capable of managing complex projects with minimal supervision.
  •  Excellent communication skills, with the ability to engage and coordinate multiple project stakeholders.

Strong Candidate Preferences

  • PMP (Project Management Professional) or CCM (Certified Construction Manager) certification.
  • OSHA 30 Certification (within the last five years).
  • Experience with VA Hospital contracting, including VA safety protocols and compliance standards.
  • Mechanical project management experience.
  • Private sector project experience.
