Value Add Real Estate is a Los Angeles-based property management company managing a growing portfolio of 30+ properties and 300+ residential units across the LA area. A significant portion of our tenant base participates in voucher programs (HACLA, LACDA, Brilliant Corners/Shine, Long Beach Housing Authority), and program compliance is core to how we operate.


About the Role

We're looking for an in-person Assistant Property Manager to join our team as we scale. This is a field-heavy role — you'll be the face of Value Add across our properties, handling everything that requires physical presence while our remote team manages correspondence, maintenance coordination, and billing behind the scenes.


Responsibilities

  • Conduct unit turns and move-in/move-out inspections
  • Coordinate and attend HQS/voucher-program inspections (HACLA, LACDA, Brilliant Corners, etc.) alongside housing authority inspectors
  • Perform vendor and contractor site visits to verify completed work and quality
  • Show vacant units to prospective tenants and handle lease signings
  • Respond in person to tenant issues and disputes requiring on-site de-escalation
  • Post legal notices and assist with eviction-related site visits as needed
  • Provide backup support on AppFolio data entry during high-volume periods
  • Travel regularly between properties across the LA area


Qualifications

  • Prior experience as an assistant property manager, leasing agent, or similar field role
  • Working knowledge of AppFolio or comparable property management software (or ability to learn quickly)
  • Reliable vehicle and valid driver's license — this role covers properties across LA
  • Strong interpersonal skills; comfortable handling tenant conflict calmly and professionally
  • Organized, detail-oriented, and able to work independently in the field
  • Bilingual (English/Spanish) a plus
