What is an HOA inspector?

HOA Inspectors are professionals who assess properties within a Homeowners Association (HOA) to ensure compliance with community rules, regulations, and architectural guidelines. Their primary role is to perform regular inspections, identify violations, and report their findings to the HOA board. They help maintain the appearance and value of the community by ensuring residents follow the established standards. HOA Inspectors also often communicate with homeowners about any issues found and provide guidance on how to resolve them.

What are some common challenges an HOA inspector faces when conducting property inspections?

HOA Inspectors often encounter challenges such as balancing the enforcement of association rules with maintaining positive relationships with homeowners. They may face resistance or disputes from residents regarding violations, which requires diplomacy and clear communication. Additionally, inspectors must stay organized and detail-oriented to ensure thorough and consistent documentation, especially when managing multiple properties. Working closely with property managers and board members to resolve issues is also a key aspect of the role.

What are the key skills and qualifications needed to thrive as an HOA inspector, and why are they important?

To thrive as a HOA Inspector, you need a solid understanding of property management, local housing codes, and HOA regulations, often supported by experience in real estate or property inspection. Familiarity with inspection software, digital reporting tools, and knowledge of maintenance standards are typically required. Strong attention to detail, effective communication, and conflict resolution skills help inspectors work with homeowners and HOA boards. These abilities are crucial for ensuring community standards are upheld and for fostering positive relationships between residents and management.

Job description

Description
Home Team Luxury Realty is an STR-focused luxury brokerage supporting investors acquiring and selling short-term rental properties nationwide through a networked model of in-brokerage agents and referral partners. HTLR operates alongside other Rise Collective brands that support the STR investor journey (education, acquisition support, and related services).
The Real Estate Agent is responsible for delivering a high-trust, high-urgency client experience to STR investors. This role requires strong contract execution, STR-specific diligence awareness, and consultative guidance on market risk factors that impact short-term rental viability.

Why This Opportunity Is Different:

We provide consistent, high-quality investor leads through our national ecosystem. The agents within our ecosystem have produced $20M+ annually in their local market from company-generated investor leads alone. You are not building from scratch — you are plugging into a proven investor acquisition engine. This is not a traditional brokerage environment. We are building a specialized STR investment platform with high standards and high upside.
We’re building a high-performing agent roster in multiple territories to serve STR investor demand.
  • Florida & Arizona: We are actively recruiting agents to join our brokerage
  • All other states: We are onboarding referral partner agents in targeted STR markets. Agents who consistently close investor transactions may have the opportunity to transition into a leadership role if/when we launch a brokerage entity in their state.
You’ll thrive in this role if you:
  • Want to become the go-to STR investor agent in your market (not a generalist).
  • Know how to consult on regulations, permitting, zoning/HOA risk, and investment performance — and you can explain it clearly to buyers.
  • Move fast, follow a process, and keep deals tight from offer to close.
  • Want to plug into a brand ecosystem with investor demand and long-term growth upside.
What HTLR Provides
  • Consistent, investor-qualified lead flow
  • Structured intake + buy box framework
  • National brand positioning within STR space
  • Operational support and brokerage leadership
  • Opportunity for market leadership as we expand

Core Responsibilities

Client advisory & conversion
  • Conduct buyer consultations and intake; clarify buy box, financing readiness, and STR intent
  • Provide consultative guidance around STR feasibility and market dynamics (without practicing law)
Transaction execution
  • Manage all stages: showings → offer strategy → negotiation → contract execution → contingency management → close
  • Coordinate with lenders, inspectors, title/attorneys, vendors, and internal teams as needed
  • Maintain on-time deadlines and accurate documentation
STR-specific diligence support
  • Identify common STR risk areas: HOA/CC&Rs, local STR rules, permitting considerations, zoning overlays, property constraints
  • Escalate legal/regulatory questions to the appropriate professional and document guidance provided
Process & reporting
  • Track pipeline and client status consistently (weekly updates, CRM/task discipline)
  • Maintain professional communication standards and responsiveness

Qualifications & Performance Expectations
Required
  • Active real estate license in Tampa, Florida
  • Strong communication, negotiation, and transaction management skills
  • High integrity and client-first professionalism
Preferred
  • 3–5+ years experience; consistent production; investor transactions strongly preferred
Proven knowledge of STR investing or a clear STR specialization plan
  • Performance expectations - This role is designed for agents who want to produce $10M–$20M+ annually with structured investor demand.
  • Speed-to-lead, consult completion rate, offer-to-close execution quality
  • Client satisfaction and repeat/referral outcomes
  • Compliance adherence and clean file management

Growth Opportunity:
Propel yourself to the #1 Agent in your market - One of the companies in the Rise Collective specialises in supporting 60-80 clients per month in acquiring their own short-term-rental across the nation. This means we are fully equipped with significant buyer interest/listings to propel you forward in your RE career
Partner with a lucrative brokerage - Be the first person in state to work with Michael Elefante brand. Our CEO has built a $25M Short-term rental portfolio and helped over 3,000 people acquire over $1B real estate. This is the opportunity to work with one of the fastest growing Real Estate brands in the nation
