Location: Southlake, TX

Pay Range: $20.00 - $25.00 per hour (depending on education and experience)

Community Summary

Timarron Owners Association, Inc. (“TOA” or “Association”) is a master-planned community designed to be a place where one may live and play without leaving the familiar features of the home. These features, particularly architecture and landscape, both natural and man-made, have been selectively woven into the Timarron Owners Association, Inc. infrastructure and serve to unite the community's function and visual appearance and affirm the sense of belonging and community pride of its inhabitants. Our seventeen-neighborhood association is located in both Southlake and Colleyville, Texas with winding sidewalks joining our neighborhoods and the community. 


Role Summary

The Maintenance Technician is responsible for maintaining HOA common areas, facilities, and grounds in a safe, clean, attractive, and well-functioning condition. This role supports the overall appearance, functionality, and value of the community while providing responsive service to residents and management.

The ideal candidate is dependable, organized, and detail-oriented, with a strong sense of pride in maintaining community standards. This individual will:

  • Demonstrate professionalism and good judgment when interacting with residents, board members, vendors, and management.
  • Communicate clearly and respectfully with homeowners and peers.
  • Work effectively both independently and as part of a team.
  • Be solution-oriented and capable of prioritizing tasks in a residential community environment.
  • Maintain a professional appearance appropriate for a homeowner-facing role

Responsibilities

  • Perform daily general and preventive maintenance for HOA common areas, amenities, buildings, and grounds
  • Maintain cleanliness and appearance of community facilities, including clubhouses, restrooms, walkways, sidewalks, and shared spaces
  • Complete minor repairs and maintenance on structures, equipment, fencing, doors, drywall, concrete, sidewalks, drainage systems, and gates
  • The ability to monitor, maintain, and assist with irrigation systems
  • Support grounds upkeep, including debris removal and coordination with landscaping vendors as needed.
  • Operate light equipment (e.g. aerator, pressure washer, auger)
  • Safely use a variety of manual, gas-powered, and electric tools, including hand tools, power tools, leaf blowers, chainsaws, chemical sprayers, and irrigation-related tools
  • Respond promptly to emergency or urgent maintenance issues, including fallen debris, water leaks, broken windows, damaged locks, or safety hazards in common areas
  • Assist with HOA community events, meetings, and activities, including setup, breakdown, equipment movement, and post-event cleanup
  • Organize, maintain, and track inventory of maintenance supplies, tools, parts, and equipment
  • Serve on-call to respond to after-hours emergencies as required
  • Perform additional duties as assigned by HOA management

  • 2+ years of maintenance experience preferred, ideally within an HOA, residential, or property management environment.
  • Required experience in carpentry, concrete, doors, drywall, fencing, plumbing, and painting.
  • Irrigation system experience is highly desired.
  • Experience with cleaning, locks, gutters, and drainage is strongly preferred.
  • Basic electrical maintenance experience is required.
  • Pool maintenance experience is a plus, but not required.
  • Strong problem-solving skills and mechanical aptitude.
  • Must be able to safely use tools, supplies, materials, and chemicals without risk to self, residents, staff, or the environment.
  • Ability to speak, read, and write English is required; bilingual abilities are a plus.

Physical Requirements

  • Ability to stand and walk for extended periods throughout the workday.
  • Ability to climb stairs, ladders, bend, stoop, kneel, crouch, or reach frequently.
  • Ability to lift, carry, push, or pull objects up to 50 pounds regularly and occasionally heavier with assistance.
  • Manual dexterity to operate tools, equipment, and machinery safely.
  • Visual acuity to inspect equipment, read gauges, and perform detailed tasks.
  • Hearing ability to detect alarms, equipment sounds, and verbal instructions in noisy environments.
  • Ability to work in varying environmental conditions (heat, cold, dust, noise, outdoors).
  • Ability to wear and use appropriate personal protective equipment (PPE).
  • Ability to work varying schedules, including evenings, weekends, on-call, and overtime as required.
