Our Client is a full-service real estate company specializing in property management, real estate services, rentals, and renovations. They are seeking a detail-oriented and proactive Property Management Accountant to oversee accounting operations and support the financial health of the organization.

Position Summary

Our Client is seeking a Property Management Accountant to manage the full accounting cycle across property management and corporate operations. This individual will be responsible for maintaining accurate financial records, ensuring compliance with accounting standards and trust accounting regulations, and supporting leadership with financial reporting and analysis.

The ideal candidate is highly organized, analytical, and comfortable working independently while collaborating with property managers, operations teams, and company leadership.

Key ResponsibilitiesAccounting & Financial Close
  • Manage the monthly accounting close process.

  • Perform bank, credit card, trust account, and loan reconciliations.

  • Prepare journal entries, accruals, and adjusting entries.

  • Review the general ledger and resolve discrepancies.

  • Complete year-end reconciliations and prepare tax-ready financial statements.

General Ledger Management
  • Maintain and reconcile the chart of accounts.

  • Record and categorize financial transactions accurately.

  • Process bills, receipts, chargebacks, credits, and NSF transactions.

  • Monitor bank statements and maintain financial accuracy.

Accounts Payable & Owner Distributions
  • Process vendor payments via ACH, check, and credit card.

  • Monitor accounts payable aging and outstanding invoices.

  • Prevent duplicate or unauthorized payments.

  • Process owner distributions and verify management fees, reserves, and payment accuracy.

Owner Accounting & Reporting
  • Prepare monthly owner statements and financial reporting packages.

  • Maintain owner ledgers and reserve balances.

  • Ensure expenses are allocated correctly across properties.

Trust Accounting
  • Maintain trust accounts for rent, security deposits, and earnest money.

  • Ensure compliance with trust accounting regulations.

  • Investigate and resolve trust account discrepancies.

  • Manage inter-account transfers while maintaining proper fund segregation.

Payroll & Tax Compliance
  • Reconcile payroll with the general ledger.

  • Maintain contractor records and W-9 documentation.

  • Assist with 1099 and W-2 preparation.

  • Support CPA and tax filing requirements.

Financial Reporting & Analysis
  • Prepare monthly financial statements including:

    • Profit & Loss Statements

    • Balance Sheets

    • Cash Flow Statements

  • Produce budget-to-actual reports and KPI dashboards.

  • Perform trend analysis and financial forecasting.

  • Present financial reports and recommendations to leadership.

Budgeting & Cash Flow Management
  • Assist with annual budgeting.

  • Monitor cash flow and liquidity.

  • Support financial planning and business growth initiatives.

HOA Accounting
  • Reconcile HOA bank accounts.

  • Record HOA income and expenses.

  • Assist with annual HOA budgets and reserve forecasts.

  • Prepare year-end HOA financial reports and vendor 1099s.

Compliance & Internal Controls
  • Maintain accounting accuracy across all entities.

  • Develop and improve accounting processes and internal controls.

  • Support audits and regulatory compliance.

  • Ensure compliance with payroll, tax, and trust accounting regulations.


Qualifications
  • Bachelor's degree in Accounting, Finance, Economics, Actuarial Science, or a related field.

  • Strong understanding of accounting principles and financial reporting.

  • Experience managing the full accounting cycle.

  • Excellent organizational skills and attention to detail.

  • Strong analytical and problem-solving abilities.

  • Ability to communicate financial information clearly to non-financial stakeholders.

  • Proficient with Microsoft Excel and accounting software.

Preferred Qualifications
  • Experience in property management or real estate accounting.

  • Experience with QuickBooks and/or AppFolio or other property management software.

  • Knowledge of trust accounting requirements.

  • HOA accounting experience is a plus.

Compensation & Benefits
