Job description

PROJECT MANAGER – HIGH-END RESIDENTIAL CONSTRUCTION

Location: East Hampton, NY
Employment Type: Full-Time

An established East Hampton construction company specializing in high-end custom residences is seeking an experienced Project Manager to oversee residential construction projects throughout the Hamptons.

The Project Manager will be responsible for managing each project from pre-construction through completion. This person will serve as the primary point of contact for the client, architect, consultants, subcontractors, and vendors while maintaining control of the project budget, schedule, quality, and overall coordination.

Responsibilities:

  • Serve as the primary point of contact for clients, architects, engineers, consultants, subcontractors, and vendors
  • Develop, maintain, and regularly update detailed project schedules
  • Prepare, track, and manage project budgets, commitments, allowances, and costs
  • Review drawings and specifications and identify missing information, conflicts, and coordination issues
  • Coordinate subcontractor bidding, scope review, contract awards, and procurement
  • Prepare and manage change orders, purchase orders, contracts, and client approvals
  • Conduct project meetings and provide clear, timely updates to clients and the project team
  • Coordinate closely with the Site Superintendent to ensure the work is properly sequenced and completed according to the plans, specifications, schedule, and company quality standards
  • Track long-lead materials, selections, submittals, shop drawings, RFIs, and required approvals
  • Review subcontractor and vendor invoices for accuracy and consistency with contracted work
  • Anticipate potential problems and resolve issues before they affect the project schedule or budget
  • Maintain organized and complete project documentation
  • Oversee project closeout, including punch-list completion, inspections, warranties, and turnover documentation

Qualifications:

  • Project management experience in custom residential construction a must
  • Strong understanding of high-end residential construction methods, sequencing, materials, and finishes
  • Ability to read and interpret architectural, structural, mechanical, electrical, plumbing, and landscape plans
  • Experience managing project budgets, schedules, contracts, change orders, and procurement
  • Strong communication and client-service skills
  • Highly organized, detail-oriented, and able to manage multiple priorities
  • Comfortable working collaboratively with clients, design professionals, field personnel, subcontractors, and vendors
  • Strong problem-solving and decision-making abilities
  • Proficiency with construction management, scheduling, budgeting, and general office software
  • Valid driver’s license and reliable transportation
  • Familiarity with construction in the Hamptons and local permitting processes is a plus
