What are HERS Raters?
What is the difference between Hers Rater vs Hers Appraiser?
| Aspect | Hers Rater | Hers Appraiser |
|---|---|---|
| Required Credentials | Typically requires certification as a HERS Rater, including training in energy modeling and home energy assessments | Requires certification as a HERS Appraiser, often with additional appraisal licensing and experience in property valuation |
| Work Environment | Performs home energy assessments, often on-site, focusing on energy efficiency | Conducts property valuations, inspections, and appraisals, often in office or on-site for real estate transactions |
| Industry Usage | Commonly used in energy efficiency and green building sectors | Primarily used in real estate, mortgage, and property valuation industries |
While both roles involve property assessment, Hers Raters focus on energy efficiency evaluations, whereas Hers Appraisers specialize in property valuation for real estate transactions. Their certifications, work environments, and industry applications differ, making each role unique within the property assessment field.
What are some common challenges faced by HERS Raters when conducting energy efficiency assessments in the field?
What Does a HERS Rater Do?
As a HERS rater, your duties are to inspect and audit homes according to the Home Energy Rating System (HERS) to determine how energy efficient the house is. In this career, you often work with local building departments to help them obtain proper documentation or CF-3R forms for final approval of their projects. Your responsibilities center around the use of a rating system, which you use to verify the rate at which a building uses energy. HERS raters primarily work with the California Energy Commission to ensure new structures meet compliance standards. There may be similar positions throughout the country.
