Job description

BHRS Companies is seeking a full-time Estimator - Civil & Vertical Construction to support pricing and bid development across our vertical (commercial buildout and new construction) and horizontal (civil site) construction service lines.

BHRS Companies is a Jacksonville, Florida-based platform supporting a family of construction and real estate operating companies, including Hurd Construction Management (commercial general contractor specializing in retail, food & beverage, hospitality, and office environments across Florida and Georgia), Fabricon Modular (multi-state modular building dealer and general contractor serving education, government, and commercial clients), All Florida Site Work (Florida-licensed civil contractor specializing in land clearing, excavation and earthwork, underground utilities, and asphalt/curbing and parking), and BlueKey CRES (Florida-licensed real estate brokerage). BHRS Companies provides shared business administration, compliance, IT, HR, finance, and estimating/preconstruction support so each operating company can execute with discipline, speed, and consistency.


What does the role pay?

This is a full-time, exempt, Jacksonville, Florida-based role (BHRS Companies HQ, Lenox Avenue), with a pay range of $90,000 to $120,000 total compensation package, including annual bonus at plan. Base salary is commensurate with experience and qualifications across both civil and vertical estimating disciplines.


Role Summary

Reporting to the Vice President, BHRS Companies, the Estimator is responsible for developing accurate, timely, and detailed cost estimates and pricing packages spanning both vertical (commercial buildout, new construction, modular) and horizontal/civil (site development, earthwork, underground utilities, paving) construction service and bid requests - both internal (intercompany capital and facilities requests) and external (customer and general contractor bid submissions) - on behalf of Hurd Construction Management, Fabricon Modular, and All Florida Site Work. The Estimator forecasts project cost, gathers and compiles data, and estimates production costs according to proposal requirements, considering raw materials, labor, equipment, tools, vendor partner pricing, and transportation. The Estimator collaborates broadly across BHRS operating companies and externally with an array of vendor partners and other business partners.


Primary Responsibilities

  • Accurately analyze and assess contract documents, technical, civil/site, and architectural documents to prepare estimates across both vertical and horizontal (civil) scopes.
  • Identify, prequalify, and solicit competitive bids from qualified vendor partners - subcontractors and materialmen/suppliers - across both disciplines.
  • Identify and quantify bid and project cost factors, including production time, materials, labor, equipment, and transportation/haul expenses.
  • Prepare quantity takeoffs and detailed job cost estimates, applying CSI MasterFormat divisions for vertical/building scopes and unit-price methodology (linear foot, cubic yard, ton) for civil/site scopes.
  • Analyze alternative solutions, construction methods, and value engineering opportunities to increase competitiveness.
  • Perform research on means and methods, materials, costs, and construction techniques relevant to both civil and vertical work.
  • Evaluate each estimate with the Vice President, BHRS Companies and applicable division leadership to confirm estimate accuracy, operational efficiency, and job profitability.
  • Attend pre-bid meetings, job site visits, and bid openings; collaborate with internal divisions and external vendor partners.
  • Recommend ways to improve estimating processes shared across BHRS operating companies.
  • Analyze and evaluate bidding risks and strategies; aid in negotiating contracts and change orders as required.
  • Travel to jobsites - vertical and horizontal - to gather information on materials, labor, site conditions, and other cost factors.


Skills and Qualifications

  • Demonstrated organizational skills, including planning, problem recognition and resolution, scheduling, and follow-through across concurrent civil and vertical bid packages.
  • A work history of partnering and collaborating with all levels of an organization (internal/external) and with diverse teams of individuals.
  • Public speaking/presentation ability.
  • Ability to create and maintain estimating processes shared across multiple operating companies.
  • Solid understanding of civil/site construction (earthwork, utilities, grading, paving) as well as vertical building systems - foundation and structural systems, exterior building wall systems, interior finish construction, and mechanical and electrical systems - and associated costs.
  • Knowledge of applicable building and land development codes; familiar with OSHA and safe work practices for the construction industry.
  • Ability to work on multiple estimates across disciplines simultaneously and meet deadlines.
  • Strict attention to detail.
  • The ability to work independently and as a member of a bid and project team.


Experience and Other Requirements

  • 5+ years of construction estimating experience, with demonstrated exposure to both civil/site and vertical/commercial scopes.
  • Bachelor's degree (Construction Management, Civil Engineering, or related field) preferred.
  • Expertise in reading civil/site plans and vertical construction drawings and specifications.
  • Conceptual ability to work with minimum information and quickly develop an understanding of owner, architect, and engineer requirements.
  • Knowledge of estimating documents and the ability to provide accurate qualitative and quantitative analysis.
  • Advanced Excel knowledge and use; proficiency with estimating/takeoff software relevant to both civil and vertical scopes.
  • Commitment to continued professional growth and development.
  • Valid driver's license with acceptable driving record required.
  • Travel will be required, sometimes overnight, to jobsites throughout Florida.
