What is a ground up job?

Ground Up jobs refer to roles involved in the process of developing or constructing something from the very beginning, starting with a blank site or concept. In the construction and real estate industries, 'ground up' typically means building a new structure from scratch rather than renovating or expanding an existing one. These jobs often include project management, site supervision, architecture, engineering, and skilled trades. The focus is on planning, coordinating, and executing all phases of new construction projects, ensuring everything meets regulatory standards and client expectations.

What are the key skills and qualifications needed to thrive as a ground up construction project manager?

To thrive as a Ground Up Construction Project Manager, you need expertise in construction processes, project management, budgeting, and a relevant degree or construction management certification. Familiarity with project management software (like Procore or MS Project), scheduling tools, and safety compliance systems is typically required. Strong leadership, problem-solving, and clear communication skills are crucial for coordinating teams and stakeholders. These skills ensure projects are completed safely, on time, and within budget while maintaining high quality and client satisfaction.

What are some typical challenges faced by ground up construction project managers, and how can they be addressed?

Ground Up construction project managers often encounter challenges such as coordinating multiple contractors, staying on schedule despite unforeseen delays, and ensuring compliance with safety and building regulations. Effective communication, detailed planning, and regular site meetings help mitigate these issues. Additionally, leveraging project management software and maintaining strong relationships with stakeholders can streamline processes and improve problem-solving throughout the construction phase.

Job description

Description:

Job Title: Construction Superintendent

Location: Omaha (job sites across the region)

Reports To: Vice President of Construction

Why This Role Matters

At Ideal Construction, we don’t just build structures - we build trust, quality, and relationships. Our motto: “Driven by integrity, defined by results, and backed by a legacy of proven performance.” As our Construction Superintendent, you’ll lead both ground-up builds and tenant improvement (TI) projects, turning plans into places where people work, live, and thrive. If you’re the kind of person who takes pride in craftsmanship, loves managing the details on-site, and enjoys working alongside a tight-knit team, this role is made for you.

What You’ll Do

  • Oversee all aspects of construction on site for ground-up and TI projects: schedule, logistics, quality, safety, budget, and client satisfaction.
  • Coordinate with project managers, subcontractors, trade partners, and vendors to keep projects on time, on budget, and built right.
  • Serve as the on-site point of leadership - mentoring team members, engaging crews, and ensuring the Ideal Construction standard of workmanship.
  • Monitor progress, inspect work for quality and adherence to plans, and proactively resolve issues to avoid delays.
  • Conduct site safety meetings, enforce OSHA and company safety protocols, and cultivate a culture where “zero incidents” is the standard.
  • Maintain open, honest communication with the office team and the client; keep them informed, set expectations, and deliver on promises.
  • Help shape the team by bringing a positive, solution-oriented attitude, collaborating with peers, and helping continuously elevate our culture.

Who You Are

  • Experienced: 5+ years as a Superintendent or lead field role in commercial construction, with experience overseeing both ground-up and TI projects preferred.
  • Hands-On & Detail-Oriented: You know how to read plans, manage scheduling, check quality, and see things through from start to finish.
  • Team-First Attitude: You thrive in a collaborative environment, lead by example, and believe the best projects are built by engaged people working together.
  • Safety-Focused: You hold yourself and others to high safety standards and never compromise attention to detail on site.
  • Craftsmanship-Mindset: You take pride in completing work you’re proud of - you want the building to look great on day one and stand the test of time.
  • Tech-Comfortable: While mostly field-based, you’re familiar with project management tools, communicate clearly, and can work seamlessly with the office team.
  • Great Communicator: You’ll represent Ideal Construction proudly, interacting with clients, subcontractors, team members, and vendors in a professional yet approachable manner.

Requirements

  • Valid driver’s license and clean driving record.
  • Ability to work varied hours depending on project demands (some early starts or extended evenings as needed).
  • Proficiency with Microsoft Office, scheduling software, and ability to adopt new systems.
  • Strong knowledge of construction methods, materials, and best practices.
  • OSHA 30 preferred; First Aid/CPR certification a plus.
  • Ability to lift up to 50lbs occasionally, walk job sites, climb ladders, and conduct inspections.

Why Join Ideal Construction?

  • Competitive salary commensurate with experience.
  • Company Truck
  • Health, dental, vision insurance and other benefits.
  • PTO, paid holidays, and a culture that values work-life balance.
  • Supportive team, mentorship, and opportunity to continue building your career in construction leadership.
  • Be part of a trusted company that values quality, integrity, and doing things the right way.
Requirements:
