ABOUT SILVER MAPLE
Silver Maple has been building in Vermont since 2006. Twenty years in, we have grown from a high-end residential builder into a company with a fast-growing commercial division delivering projects from $1M to $30M. We are large enough to take on serious, complex work and small enough that the quality of your work is visible to everyone - including the people who own the project(s) we put up.
ABOUT THE ROLE
We are looking for a motivated Assistant Project Manager to support the day-to-day execution of commercial projects from estimate through closeout. You will work directly alongside the Commercial Project Manager and the Director of the Commercial Division, keeping projects moving, keeping stakeholders informed, and upholding the standard of craftsmanship and service that defines our work.
This is a hands-on, high-visibility role on a growing team. You will not be doing one narrow slice of the job - you will see estimating, buyout, field coordination, billing, and client communication, which is exactly the range of experience that builds a Project Manager. For the right person, that is the intended path.
WHAT YOU'LL DO
  • Estimating Support. Assist the Commercial PM in preparing scopes of work, bid packages, and pricing for projects ranging from $1M to $30M. Solicit and level subcontractor and supplier pricing, vet bids for completeness and scope gaps, and build out estimate worksheets.
  • Project Execution. Coordinate logistics across subcontractors, suppliers, and in-house crews. Manage RFIs, submittals, shop drawings, and meeting minutes. Track long-lead items and surface issues early so the PM can focus on the decisions only the PM can make.
  • Systems + Process. Use Silver Maple's project management systems - including Procore - to keep project records, schedules, and documentation organized and current. As the commercial division grows, help build and refine the workflows we will run on.
  • Financial Tracking. Assist with budget tracking, change order documentation, AIA billing preparation (G702/G703), lien waiver collection, and percent-complete reporting. Partner with Accounts Receivable and the PM to review budget trackers for accuracy and prepare twice-monthly project reports for leadership and clients.
  • Client + Team Communication. Manage the client portal, prepare meeting agendas and recaps, and provide daily progress updates to the Commercial PM. Build trusted, durable relationships with clients, architects, designers, and trade partners.

WHAT YOU'LL BRING
These are the things we consider essential:
  • 1-3 years of experience in construction project management, project engineering, estimating, or field supervision.
  • Ability to read and interpret construction drawings and specifications.
  • Working knowledge of basic cost estimating - labor, materials, and construction assemblies.
  • Strong organizational and time-management skills, with the judgment to hold detail and the bigger picture at the same time.
  • Ability to work practically and autonomously without constant direction, while collaborating genuinely as part of a team.
  • Exceptional verbal, written, and interpersonal communication skills, including solid written grammar.
  • Computer competency including email, shared calendars, Microsoft Office, and remote meeting applications (Teams, Google Meet, Zoom).
  • A valid driver's license and the ability to travel to job sites.
  • Flexibility and genuine willingness to take on a variety of tasks in a fast-paced, growing division.

PREFERRED
Preferred, not required:
  • Commercial construction experience (as opposed to residential or industrial).
  • Hands-on experience with Procore, or a comparable platform such as Autodesk Build, Buildertrend, or Sage.
  • Familiarity with subcontractor buyout, scope writing, and commercial trade sequencing.
  • Exposure to AIA billing, change order processes, and construction contract basics.
  • Scheduling software experience (Microsoft Project, Smartsheet, or Primavera P6).
  • OSHA 10 or OSHA 30 certification.
  • A bachelor's degree in construction management, engineering, or a related field - or equivalent industry experience.

WHERE THIS ROLE GOES
This position is designed as a runway to Project Manager. As you demonstrate command of estimating, buyout, and financial tracking, you will take ownership of progressively larger scopes and eventually run your own projects.
