Job description

SUMMARY: Oversees facility-related issues in all Goodwill sites (Headquarters, Job Training Centers in Springfield and Beverly, retail stores, etc.). At Headquarters, direct the maintenance, housekeeping and security staff, and operation. Supports these functions at remote sites.

Support construction projects such as store renovations. Ensure that all inspections, reviews, and drills are conducted in accordance with external requirements and best practices, and consistent with Goodwill policies and procedures. Requires excellent management skills combined with a hands-on approach.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

The requirements listed below are representative of the essential duties required of the Director of Facilities and Security:

  • Responsible for planning, developing, organizing, implementing, evaluating, and managing the areas noted above.
  • Leads the development and implementation of policies, procedures, and practices to ensure that maintenance and security of the premises, facility, and equipment is current, safe, and clean. 
  • Works closely with the staff of other Departments to ensure that activities related to facilities, security, and housekeeping are properly planned and maintained to meet the needs of the organization.
  • Manages preventive maintenance contracts for specific equipment (e.g., HVAC) as necessary/approved. Inspects the facility and off-site locations on a regular basis, to ensure that security of the grounds, facility, and designated equipment are maintained in accordance with the established policies and procedures.
  • Inspects, maintains, and monitors the building security, video surveillance, fire alarm, and emergency systems in accordance with established policies and procedures. Maintains appropriate records of test results.
  • Participates on the Safety Committee and other organizational committees.
  • Leads in loss prevention practices, to include investigations, surveillance, and interviews, if needed.
  • Supports various special events, including but not limited to job fairs, holiday events, etc.
  • Establishes and maintains an effective preventive maintenance program of cleaning, painting, and maintaining organizational facilities and designated equipment as necessary/approved.
  • Establishes and maintains a priority system on unscheduled maintenance and housekeeping.
  • Oversees maintenance of the heating/cooling units/systems in proper working condition, as specified by the manufacturer and according to all lease/rental agreements.
  • Responsible for vendor identification, contract administration, and service performance for routine facilities and security functions, and assists in the process for major construction projects.
  • Ensures that outside services are properly completed/supervised in accordance with contracts/work orders.
  • Reviews and maintains all warranties, lease agreements, outside preventive maintenance, and housekeeping schedules to ensure coverage is in place for all designated equipment, machinery, and property.
  • Manages storage for essential and required paper documents for the overall organization, including managing outside contracts.
  • Maintain required health and safety inspections of facilities to ensure compliance with regulations and standards, including those set by program funding sources and local government agencies.

  • Implements and supports department strategies to improve team and overall department performance.
  • Leads hands-on, engaging in daily operations and aligning tasks with evolving department needs.
  • Coordinates payroll, staffing schedules, and ensures administrative compliance.
  • Reviews performance metrics and reports to monitor team productivity and recommend improvements.
  • Works collaboratively with other department leaders and participates in committees as directed.
  • Engages in professional development and encourages team training.
  • Assists in budget preparation and manages budget adherence within area of responsibility.
  • Manages recruitment, hiring, training, staff development, performance reviews, and disciplinary actions within teams.
  • Establishes team-level performance goals consistent with department objectives.
  • Ensures team compliance with policies and maintains confidentiality.
  • Performs other duties as assigned.

 

QUALIFICATION REQUIREMENTS:

  • Bachelor’s Degree required.
  • Minimum of 7 years of experience in building and security management, with at least 3 years in a supervisory capacity and 2 years in multi-site operations.
  • Demonstrated ability in overseeing the use of electronic facility management systems and utilizing associated data to optimize operational and maintenance functions.
  • Willingness and ability to engage in physical work, including using tools to make repairs, moving furniture and equipment, etc., is an essential part of the role.
  • Proficiency in Microsoft Office, particularly Word, Excel, and PowerPoint, with a demonstrated ability to conduct analyses of costs and utilization.  
  • Must be knowledgeable in boilers, compressors, generators, computerized heating & cooling systems, as well as various mechanical, electrical, and plumbing systems.
  • Ability to read and interpret blueprints and architectural plans.
  • Knowledgeable in building codes and safety regulations.
  • Must possess and maintain a valid MA State Driver’s License and reliable personal transportation necessary to travel within the state. 
  • Satisfactory results of all required background checks according to Goodwill policy.

  • Must be able to sit for prolonged periods of time working on a computer.
  • May require stooping, kneeling, crouching, and reaching.
  • Utilizes finger dexterity to perform computer operations, handle or feel objects, tools, or controls.
  • May be required to lift or move up to fifty (50) pounds at times.
  • May be required to travel to different sites.
  • May be required to respond to after hour emergency calls.

  • High degree of mental concentration required to prioritize and effectively execute extremely complex tasks.
  • Work requires continuous visual effort for extended periods of time.
  • Specific vision abilities required include close vision, distance vision, and peripheral vision.

 

Work Environment and Hazards

  • Considerable exposure to dust, cold, heat, outdoors, vibration, confining workspace, chemicals, and mechanical and electrical hazards requiring the exercise of caution.
  • Working environment varies between office and those typical of a warehouse setting where the noise level is usually moderate to noisy, but may at times be loud.
