Job description

Rodeo Dunes is a new destination golf resort set on the high plains of Colorado. Built on a landscape defined by sand, wind, and wide-open horizons, Rodeo Dunes has opened a Coore & Crenshaw golf course to Founder play – public play begins in 2027 – and will feature multiple world-class golf courses, future short course offerings, practice facilities, lodging, and an integrated residential community. Located less than an hour from Denver International Airport, Denver metro area Fort Collins and Colorado Springs, Rodeo Dunes offers the rare opportunity to help build a world-class golf destination while enjoying access to one of America’s fastest-growing and most vibrant regions.

A public golf destination developed by Michael Keiser, co-owner of Sand Valley Resort, Rodeo Dunes is set on over 4,000 acres of towering sand dunes reminiscent of the southwest coast of Ireland, Rodeo Dunes is set to attract golfers from around the U.S. and the world. In addition to the Coore & Crenshaw design, a second course, marking the first 18-hole design by Jimmy Craig (designer of the Commons at Sand Valley) is currently under construction, with some preview play expected in 2027. Public play begins in 2027.

With a rollicking, sandy dunes-cape, welcoming Western hospitality, and inspiring long views of the Rocky Mountains, Rodeo Dunes will introduce guests to a historic - but new to many - region of Colorado.

This is not traditional resort golf. Rodeo Dunes is being created with a focus on walking golf, caddie programs, simplicity, and authenticity, where the experience is driven as much by the people and culture as it is by the golf itself. Rodeo Dunes will become a place where guests return year after year, not just for the amazing golf, but for the feeling of being part of something real.

The ownership team believes that great golf destinations are built around authenticity, humility, stewardship of the land, and unforgettable hospitality. Decisions are made with a long-term perspective, prioritizing experience and culture over short-term gains.

Rodeo Dunes joins a growing collection of destinations that includes Sand Valley (WI), Wild Spring Dunes (TX), and Old Shores (FL).

Position Summary:

As General Manager, you will inspire, develop and lead the world class Rodeo Dunes golf experience from the ground up, shaping not only the operations, but the identity of the property itself. You will be responsible for building a culture rooted in hospitality, humility, and excellence, while delivering a golf experience that stands among the best in the world. This is a role for a strong service orientated operator and visionary, who will focus on driving memorable guest service experiences, foster innovation, while simultaneously inspiring, coaching and building high performing teams. The GM will have a collaborative style across all teams, both internally and externally, including working closely with ownership, management and other community stakeholders.

Why This Opportunity is Different
  • Help build & operate one of the most anticipated golf destinations in America.
  • Join the leadership team of Michael Keiser Jr. and Sandborn Golf.
  • Shape the culture, team, and guest experience from the earliest stages.
  • Influence golf, lodging, food & beverage, real estate, founders programming, and community development.

Become the face of a future Top 100 destination golf resort.

What You’ll Do: Strategic Leadership & Experience Delivery
  • Lead the development, opening, and long-term operation of Rodeo Dunes as a premier golf destination
  • Establish a culture centered on hospitality, authenticity, and a shared love of the game
  • Define and execute the guest experience, from arrival to departure, with a focus on simplicity and connection
  • Oversee all aspects of operations including golf, caddie program, lodging, food & beverage, and guest services
Talent & Culture Development
  • Build, mentor, and develop a high-performing leadership team, creating a culture of hospitality, innovation and continuous growth that supports long-term success for both the resort and its people
Golf & Caddie Culture
  • Champion a walking-first golf experience supported by an exceptional caddie program connecting golfers with the land
  • Build and develop one of the premier caddie programs in the country
  • Ensure the golf experience is consistently memorable, and aligned with world class destination golf standards
  • Collaborate with agronomy and golf operations teams to maintain firm, fast, and highly playable conditions
Financial & Operational Leadership
  • Develop and manage annual budgets, forecasts, and long-term financial plans
  • Monitor key performance indicators and implement strategies to drive sustainable profitability
  • Ensure efficient, disciplined operations while maintaining a high standard of guest experience
  • Lead staffing strategy, organizational structure, and workforce planning
Brand, Storytelling & Market Positioning
  • Serve as a steward of the Rodeo Dunes brand, ensuring every detail reflects its identity
  • Partner with marketing to tell the story of the property in a way that resonates with core golf travelers
  • Build relationships with industry leaders, partners, and the broader golf community
  • Support events, preview play, and opening strategies that build demand and long-term loyalty
Community & Long-Term Residential Integration
  • Foster a sense of belonging among Founders, guests, and future homeowners
  • Create programming and touchpoints that bring the community together in meaningful ways
  • Ability to engage effectively with Founders, homeowners, and prospective purchasers while maintaining the integrity of the resort experience.
  • Partner with development and sales teams to support the future growth of the residential community
  • Support the development of a homeowner experience that complements, but does not shadow, the resort experience; serve as the face of Rodeo Dunes in the local community through engagement with business leaders, organizations, and civic boards
What Success Looks Like in This Role:
  • Guests leave feeling they experienced something distinct and authentic, and actively plan their return
  • Tee time demand consistently exceeds supply, driven by reputation, storytelling, and word-of-mouth
  • A strong, values-driven culture is evident across the team, with high engagement, retention, and pride in the property
  • The caddie program becomes a defining part of the experience and a benchmark within destination golf
  • The golf experience is consistently delivered at a high level, flow, pace, and presentation aligned with a walking-first model
  • Service feels natural, personal, and consistent, never scripted, always intentional
  • Financial performance reflects the strength of the experience, with disciplined operations and growing pricing power
  • Founders, homeowners, guests, and staff feel a genuine sense of connection to the property and to each other
  • The property builds a reputation as a must-visit destination while continuing to improve and evolve over time
  • Employee retention significantly exceeds industry norms.
  • The caddie program becomes a recognized destination in itself.
  • Founders become active ambassadors for the property.
  • Guest satisfaction and return visitation establish Rodeo Dunes among the highest-rated golf destinations in North America.
What You Bring:
  • 8+ years of senior leadership experience in golf, hospitality, and/or destination resort operations
  • Demonstrated success leading luxury, destination-oriented hospitality operations where experience, culture, and reputation are primary drivers of demand.
  • A deep understanding of what makes destination golf experiences special and repeatable
  • Experience building strong teams and cultures in dynamic, fast-paced environments
  • Strong financial acumen with experience managing complex budgets and P&Ls
  • Ability to lead through ambiguity and the evolving nature of a development project
  • Exceptional communication and relationship-building skills
  • A hands‑on leadership style with a willingness to be present in the operation daily
  • Passion for golf and a genuine appreciation for the traditions and culture of the game
  • Bachelor’s degree in Business, Hospitality, or related field (preferred)

$150,000 - $175,000 a year

This role has a salary range of $150,000 - $175,000 per year with a bonus potential.

In addition to a competitive salary, we offer a comprehensive benefits package which includes health insurance, retirement plan, and paid time off.

Rodeo Dunes is still in its early chapters. We are looking for a leader who sees opportunity in building, not simply managing; who values people as much as performance; and who wants to help create a place that golfers will talk about for generations.

We are an equal opportunity employer. We celebrate diversity and are committed to creating an inclusive environment for all employees. All employment decisions are based on business needs, job requirements, and individual qualifications, without regard to race, color, religion or belief, national, social or ethnic origin, sex, age, physical, mental or sensory disability, sexual orientation, gender identity and/or expression, marital, civil union or domestic partnership status, past or present military service, family medical history or genetic information, family or parental status, or any other status protected by the laws or regulations in the locations where we operate.
