Job Summary
The Maintenance Technician receives requests for repairs, makes required repairs, and troubleshoots and corrects electrical, air conditioning, heating and plumbing malfunctions, and performs repairs to lighting, doors, windows, woodwork, etc. This role also performs new construction projects on an as needed basis.
Supervisory Responsibilities:
Duties/Responsibilities:
- Performs preventive maintenance on various equipment such as the A.C., generator, lighting, and structural issues around the property.
- Keeps water in the golf cart batteries, greases the various parts and keep the tire air pressure up.
- Blows down steam generator, inspects water heating systems to be operating without problems, leaks, and perform predictive measures.
- Checks exit and emergency lighting monthly.
- Performs property rounds and initiate repairs including structural issues.
- Checks plumbing, hot water heating system, and chilled water A.C. system.
- Repairs clogged drains, leaks in drains, water, and gas lines.
- Repairs broken or inoperative fixtures, such as sinks, toilets, stoves, ice machines, air handlers, coolers, air conditioners, furnaces, pumps, water coolers etc.
- Uses tools and test meter to isolate and identify causes of electrical power failures.
- Corrects shorted circuits, loose connections, repairs or replaces electrical fixtures, replaces fuses, wiring, switches, relays etc.
- Performs repairs to windows, doors, and door hardware.
- Paints walls, furniture, and woodwork.
- Performs carpentry tasks such as building cabinets, shelves and installing various moldings.

Requirements:
Required Skills/Abilities:
- Must have a working knowledge of all OSHA Standards and Material Safety Data Sheet records as required for the safe operation of a facility of this nature.
- Must maintain current first aid, CPR and AED certifications.
Education and Experience:
- High school diploma or equivalent required; technical degree or certification preferred.
- 2 yearsโ previous experience in maintenance or mechanical repair is a plus.
- Certifications in HVAC, electrical, or plumbing preferred.
Physical Requirements:
- Prolonged periods of time standing, walking stairs, frequent bending, crouching, kneeling, and reaching.
- Must be able to perform work requiring manual dexterity, climbing, lifting, and working at heights and in confined spaces where advanced mechanical aptitude is required.
- The ability to lift and carry up to 80 pounds to lift golf cart batteries, bags of concrete, ladders etc., with or without accommodation.
