Job description

Overview
Tract is a team of digital infrastructure experts dedicated to accelerating responsible data center growth by developing master-planned data center parks with access to pre-positioned power and fiber in key markets where hyperscale and AI demand is going. Our approach is collaborative with governments, utilities, cities, and regions to ensure development is targeted for the optimal locations to maximize the economic development benefits for the community while being good stewards of the land and minimizing the impact on neighbors. Tract is headquartered in Denver, Colorado, with real estate holdings throughout the United States.
Position: Manager, Gas Supply
Location: Denver, CO (Headquarters); Alexandria, VA.
Reports To: VP Energy Procurement
Position Overview
Tract is seeking an experienced and detail-oriented Manager, Gas Supply to support the execution of natural gas procurement across Tract's data center portfolio - including both behind-the-meter (BTM) power generation and grid-facing power projects.
Reporting directly to the VP of Energy Procurement, this role sits at the center of unlocking Tract's power strategy. The successful candidate will be responsible for managing the day-to-day operational and commercial activities that turn strategy into reality across multiple sites, while also helping shape how Tract builds its gas supply platform over time. The Manager will coordinate pipeline interconnection processes, manage counterparty engagement, support commercial negotiations, and ensure internal stakeholders have clear visibility into gas supply costs, timelines, and risks.
This is a hands-on, execution-focused role with a clear path to increased strategic responsibility as Tract's portfolio scales. The ideal candidate is hungry to build, comfortable operating across multiple projects at once, and excited to help design the playbooks and processes for a growing gas supply function.
Job Responsibilities
Counterparty & Relationship Management
  • Proactively establish and maintain relationships with gas marketers, producers, and pipeline operators - including initial outreach, identifying the right contacts, and coordinating NDAs
  • Serve as a day-to-day point of contact with gas suppliers and pipeline counterparties, escalating strategic or complex matters to the VP of Energy Procurement
  • Maintain an organized tracker of counterparty relationships, agreements, and key contacts across the portfolio
  • Help shape Tract's long-term counterparty relationship strategy by identifying high-value partners, potential portfolio gaps, and opportunities for new commercial structures

Open Season & Process Management
  • Navigate pipeline EBBs and informational postings to identify applicable tariffs, capacity offers, and open season postings
  • Manage end-to-end open season participation - coordinating internal inputs, preparing and submitting responses, and shepherding approvals through the organization
  • Track pipeline open seasons timelines, deadlines, and deliverables across multiple pipeline systems
  • Work directly with intra- and interstate pipeline companies to submit and track interconnect requests

Commercial Support & Execution
  • Support negotiation of natural gas commercial transactions including NAESB special provisions, gas supply agreements, precedent agreements, and transportation agreements
  • Prepare analysis and documentation to support contract negotiations, including risk identification and proposed solutions
  • Coordinate execution of ICAs, OBAs, and commodity agreements, ensuring all internal reviews and approvals are completed on schedule
  • Partner closely with the VP of Energy Procurement to stress-test commercial options and recommend paths forward across multiple projects

Site Evaluation & Infrastructure Analysis
  • Evaluate natural gas infrastructure options to support data center siting and development needs
  • Utilize internal GIS mapping tools to identify and analyze interconnection options, engaging pipeline counterparties for cost and timeline estimates
  • Summarize findings and recommendations for the VP of Energy Procurement and cross-functional teams
  • Contribute to the development of repeatable frameworks for comparing gas infrastructure options across markets and sites

Cross-Functional Coordination & Reporting
  • Translate gas supply requirements into clear cost inputs, delivery timelines, and risk assessments for internal stakeholders (development, engineering, power, finance)
  • Partner with engineering and power teams to align on heat rates, equipment specifications, future growth needs, and gas ramp schedules
  • Determine appropriate gas gate station sizing and commodity purchase quantities in coordination with engineering

Market Intelligence
  • Monitor gas market conditions and maintain up-to-date intelligence on pricing, supply availability, and operational risks
  • Track regional pipeline infrastructure, capacity dynamics, and constraints
  • Provide regular updates to internal stakeholders on market trends and relevant developments
  • Identify emerging opportunities and risks in gas markets and infrastructure that could influence Tract's strategy, and surface them with clear recommendations

Basic Qualifications (Minimum Requirements)
Education, Professional Certification, and Licenses:
  • Bachelor's degree in Engineering, Business Administration, Economics, Energy Management, Finance, Supply Chain Management, or a related field

Years of Experience:
  • Minimum 5-7 years of experience in natural gas trading, scheduling, natural gas origination, business development, or related gas operations experience

Required Experience:
  • Established network of contacts across gas marketers, producers, and pipeline companies
  • Experience negotiating and executing commercial agreements with gas suppliers, marketers, and pipeline operators
  • Familiarity with gas trading practices, pipeline transportation, storage structures, and contract mechanisms (ICAs, OBAs, commodity agreements)
  • Strong understanding of natural gas pipelines, nominations, and scheduling processes
  • Experience working with or alongside energy marketers or trading organizations
  • Familiarity with pipeline systems, EBBs, and gas management tools
  • Ability to navigate pipeline informational postings to identify and interpret applicable tariffs, general terms and conditions, capacity offers, open season processes, and interconnection agreements
  • Demonstrated ability to manage multiple concurrent commercial and operational workflows and drive them to completion

Preferred Qualifications
  • Exposure to ERCOT, PJM, or other organized wholesale markets
  • Basic technical understanding of natural gas-fired generation (gas turbines, reciprocating engines, fuel cells) and gas infrastructure
