Senior Estimator - Commercial Interiors

Location: New York, NY (Manhattan - Full-Time)

We are seeking a talented Senior Estimator to join our Manhattan-based preconstruction/estimating team. This high-impact role focuses exclusively on premium commercial interior projects - including tenant fit-outs, office renovations, retail build-outs, and hospitality interiors - in one of the most dynamic and competitive construction markets in the world.

You will own the estimating process from early design through bid delivery and project handover, delivering precise, competitive, and comprehensive estimates for projects typically cost management valued from $5M to $50M+ (with annual estimating responsibility of $50M-$100M across your portfolio).


Primary Responsibilities

  • Lead Estimating Efforts: Oversee assigned interior construction projects from conceptual stages through final bid delivery.
  • Budgeting & Cost Estimation: Prepare progressive cost estimates as design documents evolve, closeout, covering all trades: architectural finishes, structural modifications, and full MEP/FP systems.
  • Scope Analysis: Analyze architectural, engineering, and specification documents to accurately quantify scope, materials, labor, and associated costs.
  • Bid Packages: Develop clear, professional bid packages and scope analysis sheets for subcontractor solicitation and review.
  • Subcontractor Management: Solicit bids, perform thorough bid leveling, and validate against NYC codes, quality standards, schedules, and safety protocols.
  • Value Engineering: Proactively identify risks and recommend cost-effective alternatives to maximize client value.
  • Project Handoff: Lead kickoff and closeout meetings to ensure a smooth transition of data to operations, project management, and accounting.
  • Ongoing Support: Provide continued support through project execution, including RFI pricing, change order development, and subcontract negotiations.
  • Relationship Management: Cultivate strong relationships with clients, architects, engineers, subcontractors, and suppliers.
  • Client Representation: Participate in meetings, present estimates, and facilitate value engineering sessions for approval.
  • Mentorship: Mentor junior team members and contribute to the continuous improvement of the estimating department.

Qualifications

  • Education: Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred (equivalent experience considered).
  • Experience: Minimum 5-10 years of estimating experience, with a significant focus on commercial interior projects.
  • Market Knowledge: Proven success preparing detailed estimates for $5M+ interior projects, ideally within the New York City market.
  • Software Skills: Advanced proficiency in Microsoft Excel (required); experience with digital takeoff platforms (PlanSwift, Bluebeam, On-Screen Takeoff, Destini, etc.) is strongly preferred.
  • Technical Expertise: Deep knowledge of NYC construction practices, building codes, materials, labor rates, and sequencing.
  • Soft Skills: Strong analytical mindset, exceptional attention to detail, and excellent negotiation/communication skills.
  • Availability: Must be able and willing to work onsite daily in our Manhattan office.
