Job description

Overview
As a Chief Engineer with Hospitality at Work, a Lowe Company, you will implement all mechanical operations, preventive maintenance and operational efficiency on all MEP operations for 101 & 151 W. Ohio. This person must be knowledgeable in Building Automation Systems to enhance energy management, sustainable practices and resolve tenant comfort issues and will manage one (1) building engineer and coordinate employee development programs.
Responsibilities
  • Supervise, coordinate and train engineering staff
  • Manage relationships with contractors and tenants
  • Ensure compliance with city, state and federal safety and environmental codes and regulations
  • Attend meetings with property management, construction, and leasing teams
  • Assist with annual budget and oversee administration of inventory control programs
  • Implements and performs Preventative Maintenance on mechanical equipment
  • Maintain Energy Star certifications
  • Coordinate Quarterly and Annual FLS inspections and assist with fire life safety training and drills
  • Complete assigned work orders and service requests in a timely manner
  • Perform the day-to-day maintenance and repair of building systems such as lighting, plumbing, electrical, and structural (doors, ceilings, flooring, etc.); complete light duty construction as directed
  • Complete routine building inspections and report deficiencies to property management team and supervisor
  • Assist with inspecting and maintaining various building equipment such as chillers, RTU's, air handlers, pumps, and variable air volume units. Diagnose and troubleshoot recurring issues in accordance with building and company policies
  • Inspect occupied and vacant suites on a weekly basis, providing maintenance as required and reporting any deficiencies to supervisor or property manager immediately
  • Replace lamps, light fixtures, and signage, throughout the property as necessary
  • Provide regular communication to the property management staff and supervisor on outstanding repairs and maintenance tasks
  • Assist property management staff with coordination of construction projects and scheduling of repair and maintenance work as needed
  • Maintain accurate records for all assigned service requests pursuant to the company policies and procedures
  • Inspect common area and grounds on a daily basis and complete necessary repairs; report open tasks and deficiencies to property management staff and supervisor; ensure walks are free and clear of debris and ice and that building grounds are compliant municipal codes and regulations
  • Keep mechanical and engineering rooms in clean, working condition

Qualifications
  • High school diploma or equivalent from an accredited institution
  • 6+ years of engineering experience in commercial HVAC or related area
  • Supervisory experience is required
  • Strong mechanical aptitude
  • Ability to read construction blueprints
  • Experienced with Building Automation Systems
  • Strong customer service orientation and the ability to professionally respond to tenant requests
  • Proficient with Microsoft Office
