We have an excellent opportunity for a full-time Facilities Construction Project Manager I based in our Irvine, CA* office. The Facilities Construction Project Manager is responsible for overseeing the construction execution, quality assurance, and turnover of non-Store real estate projects including corporate offices, production facilities (meat manufacturing, food and beverage), distribution centers, warehouses, and other support infrastructure.

General Responsibilities
  • Construction Quality Oversight and Field Presence - Conduct regular and thorough site visits to monitor construction progress, workmanship quality, and adherence to approved construction documents, company specifications, Basis of Design (BOD), and prototype standards. Inspect all active construction work including structural, mechanical, electrical, plumbing, and finish trades. Identify deficiencies, non-conforming work, and potential issues before they become embedded in the project. Coordinate with the Construction Manager to document and resolve construction quality concerns in real time.
  • Punch List, Turnover, and Closeout Authority - Serve as the department's authority on construction punch list development, tracking, and resolution. Lead pre-turnover and final turnover walks with all internal stakeholders (Operations, Supply Chain, Production, IT Facilities, Physical Security, Maintenance, Linen, IT Depot) to verify that every stakeholder's requirements have been delivered to standard. Ensure that all punch items are resolved prior to facility acceptance. Own the turnover process from construction completion through operational handoff, ensuring the facility is ready for its intended use on day one.
  • OAC Meeting Participation and Construction Coordination - Attend and actively participate in Owner-Architect-Contractor (OAC) meetings, pre-construction meetings, and regular project progress meetings. Track action items, monitor schedule milestones, and coordinate with general contractors, subcontractors, and consultants on behalf of the department. Provide field-informed updates on construction status, risks, and schedule impacts to the Construction Manager and Development Project Managers.
  • Field Modifications and Design Intent Coordination - Evaluate field conditions that require construction modifications or design clarifications. Coordinate field modifications with the Design Manager and architectural consultants to ensure changes maintain design intent, code compliance, and long-term operational performance. Document all field modifications through proper RFI and change order channels. Exercise sound judgment on field decisions that protect the company's long-term investment in each facility.
  • Submittal, RFI, and Construction Document Review - Review contractor submittals, shop drawings, material samples, and RFI responses from a construction quality and operational longevity perspective. Coordinate with the Design Manager on design-related submittals and ensure all approved materials and methods align with company standards, BOD, and stakeholder expectations. Track submittal and RFI logs to prevent schedule delays.
  • Safety and Regulatory Compliance - Monitor construction site safety practices and ensure contractor compliance with OSHA standards, company safety requirements, and all applicable building codes and regulations. Report safety concerns to the Construction Manager and ensure corrective actions are taken promptly. Support inspections by authorities having jurisdiction (AHJ) and coordinate access for required inspections and testing.
  • Schedule and Budget Support - Support construction schedule monitoring by tracking milestones, critical path activities, and contractor performance against committed timelines. Assist the Construction Manager with construction budget tracking, invoice review, and change order evaluation from a field-verified scope perspective. Identify potential cost or schedule risks and escalate to the Construction Manager.
  • Stakeholder Coordination and Cross-Functional Communication - Serve as a field liaison between the construction team and internal stakeholders. Coordinate with Development Project Managers on project transitions from development to construction and from construction to turnover. Communicate proactively with Operations, Production, Supply Chain, Maintenance, and other end-user groups to ensure construction activities align with operational schedules, shutdown windows, and transition plans.
  • Off-Hours and Mission-Critical Construction Oversight - Provide construction oversight during weekends, holidays, and nighttime hours as required for mission-critical projects, facility shutdowns, and time-sensitive construction activities in active operational environments. Ensure continuity of quality standards and safety compliance during off-hours work.

  • Salary Range is $124,745-$155,900
    The above represents the expected pay range for this job requisition. Ultimately, in determining your pay, we will consider your experience and other job-related factors.
  • Office Hours: Monday-Friday, 8:00 am-5:00 pm; includes occasional night and weekend work
  • Travel time: 25-50% of the work time will be spent in the field; will require occasional overnight travel (includes out-of-state)

Qualifications
  • Bachelor's Degree in Construction Management, Architecture, Engineering or related field; required
  • LEED accreditation; preferred
  • PMP, CMIT, or OSHA certification; preferred
  • 5-7 years' experience in construction project management, field supervision, or construction administration across commercial, industrial, or production facility types; required
  • 2+ years' experience in food and beverage, meat manufacturing, or production facility construction (hygienic environments, GMP, FSMA standards); required
  • 2+ years' experience with warehouse, distribution center, or corporate office construction; preferred
  • Strong understanding of commercial construction methods, materials, and best practices across multiple facility types including: production/manufacturing, office, and warehouse environments
  • Knowledge of building codes, OSHA safety standards, and regulatory inspection processes
  • Familiarity with construction scheduling, critical path management, and contractor coordination
  • Understanding of construction quality control principles and long-term facility performance considerations
  • Working knowledge of hygienic design principles as applied to food and beverage/production facility construction
  • Ability to read, interpret, and evaluate construction documents, architectural drawings, and engineering plans
  • Strong field observation and construction deficiency identification skills
  • Intermediate to advanced proficiency across multiple software platforms to include: MS Office Suite, Autodesk Revit or AutoCAD, Adobe Acrobat or Bluebeam, Procore or similar construction management platform, Autodesk Construction Cloud, and project management tools (i.e. Asana)
  • Effective verbal and written communication across project teams, contractors, and internal stakeholders
  • Detail-oriented with a commitment to quality and long-term thinking
  • Collaborative mindset with the ability to coordinate across departments and with Development Project Managers
  • Demonstrated ability to be flexible and highly adaptable to constant change based on business objectives
  • Strong moral compass: ability to operate with integrity and professionalism when handling sensitive and confidential information
  • Ability to travel out-of-state, including overnight and weekends (25-50% of the time)
  • Comfortable working in active construction environments and adverse field conditions
  • Valid CA Driver's License; required
