Job description

The Morrow Companies is looking for a Full- Time Maintenance Coordinator for the Mobile, Alabama area.

POSITION DESCRIPTION

MAINTENANCE COORDINATOR — ROVING MAINTENANCE SPECIALIST

POSITION DESCRIPTION SUMMARY

The Maintenance Coordinator (Roving Maintenance Specialist) provides hands-on, field-based maintenance support across assigned properties; plans and executes preventive maintenance (PM) and capital expenditure (CAPEX) projects; tracks regulatory and life-safety inspections; and develops the regional network of qualified maintenance personnel.

The MC reduces the Company's reliance on outside vendors where it makes economic sense, applying a cost-benefit approach. The MC works independently and produces measurable output. The MC, the Regional Manager, and the Director of Facilities jointly plan the MC's tasks and schedule for the highest and best use of time and resources.

Position structure:

  • Approximately 50% — Hands-On Maintenance Execution & Site Support
  • Approximately 50% — Preventive Maintenance, CAPEX & Compliance Execution
Key Functional Roles
  • Perform hands-on, higher-skill repairs (HVAC, plumbing, electrical, etc.) where in-house performance is the best cost-benefit outcome.
  • Maintain a Primary and Backup Regional Maintenance Trainer per region, plus a pool of qualified Backup Maintenance Technicians.
  • Maintain the Regional Maintenance Roster (trainers, backup techs)
  • Execute the PM program at each assigned property — on time and to specification.
  • Track all recurring regulatory and life-safety inspections on the per-site tracking form.
  • Lead NSPIRE readiness and inspection-preparation efforts.
  • Plan, scope, bid, contract, manage, and close out CAPEX projects.
  • Maintain a stocked service vehicle and follow the Operations Manual parts/chargeback procedure.
  • Advise Regional Managers and the Director of Facilities on vendor cost reasonableness, in-house alternatives, and CAPEX recommendations.
  • Conduct Maintenance Mini Meetings and Annual Site Visits.
  • Other tasks assigned by the Regional Managers, Director of Facilities, Director of Property Management, or the President.
POSITION QUALIFICATIONS

The MC is responsible for the operating maintenance performance of multiple properties. The MC must perform skilled maintenance work independently; identify problems and develop solutions; demonstrate strong interpersonal skills; meet deadlines; and develop on-site Maintenance Personnel through training, coaching, and example.

The MC must objectively evaluate on-site Maintenance Personnel and report performance concerns to the Regional Manager and Site Manager.
