What is a full time apartment turnover?

Full Time Apartment Turnover jobs involve preparing rental units for new tenants after previous occupants move out. This typically includes cleaning, repairing, painting, and sometimes updating appliances or fixtures to ensure the apartment meets move-in standards. Workers may also handle minor maintenance tasks, coordinate with vendors, and ensure all aspects of the property are ready for occupancy. These roles are essential in property management, especially in multifamily apartment complexes, to reduce vacancy periods and maintain tenant satisfaction.

What are some common challenges faced during apartment turnover, and how can they be managed effectively?

One of the most common challenges in a full-time apartment turnover role is coordinating multiple tasks—such as cleaning, repairs, and inspections—within tight deadlines to ensure the unit is ready for new tenants. Unexpected issues like maintenance surprises or delays in supply deliveries can also occur. Effective communication with property managers and maintenance teams, staying organized with checklists, and maintaining flexibility in your workflow are crucial for managing these challenges and keeping turnovers on schedule.

What are the key skills and qualifications needed to thrive as a full time apartment turnover specialist, and why are they important?

Job description

Facility Services Manager

Property Prep LLC | Downtown Milwaukee | Full-Time, On-Site

$75,000 – $100,000 depending on experience, plus annual performance bonus

Property Prep LLC is a Milwaukee-based facility services company providing commercial janitorial, apartment turnover, building maintenance, and exterior/grounds services to property owners and managers across the metro area. We’re hiring a Facility Services Manager to lead our field operations and serve as the primary point of contact for our clients. This is a senior leadership role. You’ll own two things: making sure the work gets done right, and making sure clients know it. That means directing our field crews day to day, keeping our subcontractors to standard, holding quality, and building the kind of client relationships that drive retention and referrals.

A lot of this job is coordination. We rely on a network of subcontractors to deliver the bulk of our work, and our internal field techs are the glue that holds it together: they handle the small items and one-off needs that clear the way for larger projects. You’ll orchestrate all of it. You’ll report directly to the CEO and have primary input on hiring and firing decisions.

What You’ll Do
  • Lead and manage field crews across multiple service lines: commercial janitorial, apartment turns, facility maintenance, snow removal, and grounds.
  • Manage our small internal field team and hold our subcontractor network accountable to scope, schedule, and quality standards.
  • Own client relationships: regular communication, site walkthroughs, issue resolution, and proactive updates.
  • Hire, train, schedule, and hold field staff accountable to performance and quality standards.
  • Attend bid walkthroughs and help scope new work.
  • Conduct site inspections and quality checks to ensure work meets scope and client expectations.
  • Keep snow removal subcontractors operating within our dispatch guidelines during the winter season.
  • Coordinate with ownership on staffing, scheduling, and operational priorities.
  • Identify and escalate client concerns before they become problems.
  • Track job completion, supply usage, and crew productivity using our jobmanagement
  • software.

    What We’re Looking For
  • Experience in facility services, commercial maintenance, janitorial, or a closely related field. We’re flexible on exact years, but this is a senior position. You should already know how to run an operation, not be looking to learn on this job.
  • Demonstrated experience managing field crews and holding people accountable, including subcontractors who don’t report to you directly.
  • Strong client communication skills. You’re comfortable owning a relationship, not just taking orders.
  • Strong technology skills. You’ll work daily in our jobmanagement platform (Simpro),
  • Google Workspace, and AI tools to keep schedules, job statuses, and client communication organized and current. If you run your work life out of a notebook or

from memory, this isn’t the role for you.

  • Organized and selfdirected, able to manage dozens of active accounts without close supervision.
  • Valid driver’s license and a clean driving record. You’ll travel regularly across
  • Milwaukee, Waukesha, and Washington counties, occasionally into Ozaukee and

    Racine.

  • Familiarity with apartment turnover operations and/or commercial building maintenance is a strong plus.
  • Schedule

This is a full-time, on-site role based out of our Downtown Milwaukee office. A typical schedule is roughly 8 to 5, Monday through Friday. Nights and weekends are not a regular expectation.

The one exception is the summer apartment-turnover push. There are six dates each year that demand all hands: May 31, June 1, June 30, July 1, July 31, and August 1. If one of those falls on a weekend and you work it, you take a comp day during the week.

    Why Property Prep
  • We’re financially strong and focused on growth.
  • You’ll have support from our shared office team for accounting, customer service, and administration, so you can keep your attention on operations.
  • We’ve recently invested in new systems and are actively improving how we run, so you’ll have room to shape process as you go.
  • You report to the CEO, you drive hiring decisions, and your recommendations carry
  • weight.

    Compensation and Benefits
  • Salary of $75,000 to $100,000, based on qualifications and experience.
  • Annual performance bonus.
  • Employee referral bonus.
  • Strong health coverage: we pay 90% of the employee premium and 50% for dependents. Spouse coverage is available.
  • Company vehicle available to the right candidate. A fuel card is provided either way.
  • Two weeks of PTO
