As the Director of Facility Condition Assessments (FCA), you will lead a portfolio wide program to evaluate facility conditions, verify program needs, and guide long term capital investments. You will oversee multidisciplinary teams conducting on site assessments of building systems and specialized environments, ensuring rigorous standards, accurate data, and clear, actionable recommendations. Partnering closely with executive leadership and operational stakeholders, you will translate technical findings into capital plans and master planning insights that support safe, compliant, and high performing facilities across all market segments. You will lead by example, driving operational excellence and delivering The Knutson Experience on every project to internal and external stakeholders.
Key Responsibilities:

Program Leadership & Strategy

  • Lead the organization's FCA program strategy, standards, and continuous improvement roadmap.
  • Verify program needs and generate facility plans that address condition, risk, lifecycle, and service delivery requirements across diverse portfolios.
  • Develop longrange capital renewal strategies and prioritization models driven by data, risk, and strategic impact.

Technical Assessment & Analysis

  • Conduct and direct comprehensive evaluations of existing facility conditions, including structured site visits and system-level assessments.
  • Inspect facility systems, including site/civil, exterior envelope, roofing, interior finishes, ADA/accessibility, life-safety, structural, mechanical, electrical, plumbing, and specialty systems.
  • Conceptually estimate costs and prioritize repair, replacement, and maintenance using defensible lifecycle and escalation assumptions.
  • Create detailed maintenance and condition reports using standardized software platforms; ensure data integrity and traceability.
  • Assist project teams in facility master planning and budgeting, including analysis of repair/modernization versus building replacement.

Data, Reporting & Capital Planning

  • Develop or select software for facility condition assessment management and establish standard operating procedure.
  • Transform assessment data into executive ready reports, dashboards, and capital investment recommendations.
  • Calculate remaining useful life (RUL), deferred maintenance backlog, system criticality, and facility condition indices (FCI).
  • Integrate outputs with asset management systems capital planning tools to support annual budgets and multi-year plans.

Stakeholder & Client Engagement

  • Build and maintain strong client relationships, review deliverables for quality and clarity prior to distribution.
  • Communicate technical findings in accessible terms for executives, facilities leaders, and community stakeholders.
  • Partner crossfunctionally (operations, finance, planning, design & construction, safety, compliance) to align recommendations with organizational goals.

Business Development & Growth

  • Analyze and pursue new business opportunities for FCA product offerings in target markets.
  • Identify potential customers, develop strategic relationships, and negotiate agreements related to FCA services.
  • Partner with leadership to align market opportunities with the company's growth strategy and annual strategic plans.
  • Support gotomarket efforts, including proposals, interviews, and solutioning; articulate value propositions grounded in data and outcomes.
  • Manage pipeline and opportunities of future clients to inform resourcing and service development.

Team Leadership, Training & Culture

  • Provide strategic leadership in recruiting, hiring, and developing a highperforming team of assessors, engineers, analysts, and project managers, ensuring the department is fully staffed and equipped to support key market segments and position Knutson for future growth.
  • Ensure deadlines are met and work assignments are completed on time across multiple concurrent projects.
  • Implement companywide FCA training; encourage completion of relevant certifications and continuous learning.
  • Participate in cross functional teams to help support other internal and external initiatives.
  • Be a leader in Knutson's Zero Incident safety culture to drive compliance and continuous improvement.
  • Participation and completion in scheduled and applicable safety training, as determined by the company.

Operations, Compliance & Quality

  • Establish QA/QC processes for fieldwork, data capture, cost modeling, and reporting.
  • Ensure compliance with codes, standards, and regulatory requirements.
  • Oversee selection and optimization of assessment platforms and asset management tools.
  • Perform other duties as assigned to support program excellence and client outcomes.

Required Qualifications

  • Bachelor's degree in Engineering (Mechanical, Electrical, Civil, Structural), Architecture, Construction Management, Facilities/Building Science, or related field; or equivalent experience.
  • 10+ years progressive experience in facility condition assessments, capital planning, construction, or building systems evaluation.
  • Strong knowledge of building systems (HVAC, electrical, envelope, structural), lifecycle costing, and facility assessment methodologies.
  • Proven experience with facility assessment software, capital planning tools, or asset management platforms.
  • Exceptional stakeholder engagement and communication abilities, with a proven capacity to influence senior leaders and guide field teams.
  • Demonstrated computer proficiency (MS Office Word, Excel, and Outlook).
  • Excellent verbal and written communication skills, including ability to effectively communicate with internal and external customers.
  • Ability to travel 25% (+ or -) to project sites.

Preferred Qualifications

  • Professional licensure such as PE, RA, or certifications like CFM (IFMA), FMP, or RMP.
  • Experience overseeing large, multisite portfolios across government, healthcare, higher education, or corporate environments.
  • Background with sustainability, resiliency planning, or energy efficiency assessments.
  • Demonstrated experience preparing longrange capital plans, budgets, and executivelevel reporting.
  • Association with Building Owners and Managers Association (BOMA), International Facility Management Association (IFMA) or American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE) trade organizations.
