Project Manager Lead Exterior Envelope Reconstruction Projects

Job Overview

The Opportunity You will serve as the technical authority for building envelope reconstruction, leveraging your extensive field experience to drive project success from bid to completion. This role offers the unique opportunity to manage high-value projects for a rapidly growing industry leader while directly impacting the companys bottom line through expert estimating and change-order management. You will be part of a team that recognizes top performers and provides the tools and autonomy necessary to execute complex structural repairs and waterproofing systems.

How You Will Make an Impact

  • Conduct comprehensive site walks and technical evaluations to identify critical failures in exterior envelope systems.

  • Transform complex architectural plans into accurate project scopes, competitive bids, and detailed material lists.

  • Manage the financial lifecycle of projects by tracking original scopes of work against real-time change orders in detailed spreadsheets.

  • Orchestrate the coordination of materials, fasteners, and specialized equipment to ensure field crews have exactly what they need for every phase.

  • Create, manage, and update project schedules

  • Coordinate subs, permits, and inspections

  • Supervise field operations to verify that framing, stucco, and waterproofing installations exceed manufacturer standards and building codes.

  • Identify unforeseen structural conditions on-site and prepare professional proposals to address necessary adjustments.

  • Communicate technical requirements and project timelines effectively to clients, property managers, and internal leadership teams.

Required Qualifications & Experience

  • Minimum of 10 years of related experience in exterior envelope reconstruction, framing, and waterproofing.

  • Proven career progression from field roles (Foreman/Superintendent) into project management.

  • Expert-level proficiency in reading and interpreting architectural plans and specifications.

  • Deep technical knowledge of waterproof deck coatings, flashing, roofing, and structural framing repairs.

  • High-level organizational skills with the ability to manage multiple complex projects and budgets simultaneously.

Preferred Qualifications & Experience

  • Significant experience managing multifamily or HOA reconstruction projects.

  • Bilingual proficiency in English and Spanish to facilitate communication with field crews.

  • Mastery of specific manufacturer installation standards for Pli-Dek, WestCoat, or Life Deck systems.
