Position Requirements
2+ years experience with multi-family Property Management, preferably in Class A, Luxury and New Construction. Leasing experience required. Lease Up experience a plus!
Position Summary
We are seeking a Property Manager who will oversee and manage day-to-day operations, including but not limited to, communications, maintenance, financials, leasing & occupancy, compliance and team management. You will work collectively with the Leasing & Marketing Director and the Regional Portfolio Manager to identify operational goals, guide staff members, and develop strategic plans for stabilizing the assigned properties. Essential Functions
General Operations
  • Ensure property is meeting daily expectations as dictated by company standards.
  • Property and grounds walks expected regularly to ensure compliance, appearance, and safety standards are being met.
  • Oversee all operations of the property including maintenance, lease administration, budgets, forecasting, reporting, collections, evictions, anticipated vacancies, marketing, leasing & lease renewals, service contracts & renewals, cost control and revenue improvement programs, capital improvement projects and other operations functions.
  • Responsible for property financial performance and managing key business metrics (market comp analysis, NOI, resident retention, occupancy, etc.).
  • Must demonstrate the ability to understand financial goals and assist in the formulation, implementation and management of annual budgets.
  • Actively maintain and report monthly variances and narratives.
  • Regularly communicate with corporate leadership, residents and ownership.

Customer Service
  • Address resident complaints, concerns and requests appropriately.
  • Provide outstanding customer service and communication to the residents to enhance customer satisfaction thereby reducing apartment turnover and increasing revenue, reputation and overall profitability for the owner.
  • Create and maintain a positive living experience for all residents through prompt conflict resolution and consistent follow-up.

Marketing & Leasing
  • Complete in-depth analysis of sub-market monthly, to ensure your full understanding of market drivers.
  • Create and implement marketing initiatives that help drive revenue.
  • Strategize leasing efforts to fill vacancies and pre-lease for future vacancies to adhere to forecasted goals.

Supervision
  • Lead by example and help develop other team members.
  • Supervise the day-to-day operations of site-team members.
  • Provide leadership, mentoring, coaching and guidance as needed for other team members to create a cohesive team.
  • Partner with maintenance staff to ensure a safe and well-maintained community.

Experience & Skills
  • A minimum of two years multi-family property management; ideally managing lease-ups and or Class A buildings.
  • Knowledge of Fair Housing regulations.
  • High School diploma or equivalent, college-level education strongly preferred.
  • Computer proficiency including Microsoft Word, Outlook, Excel and the ability to learn property management applications.
  • Entrata property management software knowledge (preferred).
  • Reliable personal transportation and the ability to travel between sites.
  • Excellent follow up and follow through skills; solid organizational and interpersonal skills; ability to work as a team member.
  • Excellent verbal and written communication skills.
  • Excellent organizational skills.
  • Must pass background check and drug testing.
  • Experience managing budgets and financials is expected.
  • Have proven customer service experience.
  • Time management, leadership, and problem-solving abilities.
