Description
The Onsite Foreclosure Liaison is responsible for monitoring and managing foreclosure activities in accordance with investor, insurer, regulatory, and state guidelines. This role is based on-site at a designated mortgage servicer's location and serves as a liaison between the servicer and attorney firm. The individual will perform limited onsite functions related exclusively to the attorney firm's foreclosure portfolio, facilitating communication, document management, issue resolution, and workflow coordination to ensure foreclosure activities are completed accurately, timely, and in compliance with all applicable requirements.
Essential Duties and Responsibilities
  • Monitor foreclosure actions to ensure compliance with investor, insurer, regulatory, and state guidelines.
  • Perform limited onsite functions at a designated mortgage servicer location in support of the attorney firm's foreclosure portfolio.
  • Serve as a point of contact between the mortgage servicer and attorney firm to facilitate efficient file movement, issue resolution, and status updates.
  • Maintain assigned caseload and ensure all servicing systems are updated accurately and timely.
  • Work all tasks, processes, events, issues, re-projections, and holds within required deadlines.
  • Respond to phone calls, voice messages, intercoms, and emails within 24 hours.
  • Communicate regularly with attorneys, investors and internal business partners regarding foreclosure status and requirements.
  • Review and reconcile foreclosure files, documentation, and system data to support accurate processing and timely resolution of issues.
  • Coordinate with servicer personnel and attorney firm staff to ensure files are worked in accordance with investor, insurer, regulatory, and state requirements.
  • Monitor attorney and vendor activities and escalate issues when necessary.
  • Complete and monitor reports in accordance with servicing requirements and guidelines.
  • Coordinate with other departments to minimize losses and mitigate risk.
  • Identify quality and compliance concerns and provide appropriate feedback to management.
  • Understand and manage foreclosure processes across multiple jurisdictions.
  • Maintain knowledge of mortgage servicing, default management, foreclosure, bankruptcy, and loss mitigation processes.
  • Complete special projects and portfolio reviews as assigned.
  • Ability to effectively work within a client-facing, onsite environment while maintaining professional relationships with mortgage servicer personnel.

Position Requirements
Qualifications & Requirements
  • High school diploma or equivalent required; associate or bachelor's degree in Business, Legal Studies, Finance, or a related field preferred.
  • 2+ years of experience in mortgage servicing, default servicing, foreclosure, bankruptcy, loss mitigation, creditors' rights, or a related field preferred.
  • Prior experience working with a mortgage servicer, foreclosure law firm, financial institution, or default servicing operation strongly preferred.
  • Strong understanding of attorney-servicer workflow management and foreclosure operations preferred.
  • Working knowledge of the foreclosure process and applicable investor, insurer, regulatory, and state requirements.
  • Familiarity with investor and insurer guidelines, including Fannie Mae, Freddie Mac, FHA/HUD, VA, and USDA, preferred.
  • Ability to understand and manage foreclosure processes across multiple states/jurisdictions.
  • Experience managing a high-volume caseload, meeting established timelines, and monitoring files through completion.
  • Strong attention to detail with the ability to review and reconcile file documentation, system data, deadlines, holds, and status information.
  • Ability to identify potential compliance, quality, or timeline concerns and escalate issues appropriately.
  • Strong written and verbal communication skills with the ability to communicate professionally with attorneys, mortgage servicer personnel, investors, vendors, and internal business partners.
  • Demonstrated ability to work independently while serving in a client-facing, onsite environment.
  • Strong organizational, analytical, problem-solving, and time-management skills.
  • Proficiency with Microsoft Office, particularly Outlook, Excel, and Teams, and the ability to learn mortgage servicing and case-management systems.
  • Ability to maintain confidentiality and appropriately handle sensitive borrower, client, and legal information.
  • Must be able to perform limited onsite duties at the designated mortgage servicer location as required.
  • Understanding of attorney-servicer workflows, foreclosure referral processes, milestone management, and default servicing operations preferred.
