Job description

Overview

To assist the Supervisor, Energy, Management, & Control Services, and collaborate with the Mechanical Supervisor in maintaining and operating chiller plants at Vienna, Virginia and Pensacola, Florida. Responsibilities include supporting vendor management and maintaining mechanical and electrical control systems associated with chiller plants. Provide guidance on all maintenance activities, including the Refrigerant Management Program, and assist in maintaining campus building systems (e.g., HVAC, fire systems, elevators) to ensure safe, efficient, and continuous operations.

Collect and analyze data from chiller plants for efficiency and energy usage studies. Support implementation of strategies to optimize Chiller Plant and Building Automation Systems (BAS) performance, effectiveness, and cost savings. Provide on-call support for emergencies and contribute to disaster recovery planning. Lead and assist with complex tasks requiring advanced analysis. Mentor junior staff.

Responsibilities

  • Monitor chiller plant operations to evaluate and optimize performance; ensure proper sequence of operation is applied
  • Diagnose/resolve routine and/or urgent problems that affect operations critical to the safe operation of the facility; escalate as needed
  • Identify and maintain log of technical, mechanical and/or electrical equipment problems; collaborate resolution with internal and external contacts
  • Perform installation, programming and start-up of BAS controls that affect the Vienna, Virginia chiller plants
  • Collaborate with the mechanical team in organizing preventative maintenance program for each chiller plant: perform preventative maintenance; maintain records; maintain spare parts and instrumentation for chiller repair and system calibration
  • Identify areas of improvement; determine solutions; implement enhancements/changes to improve operations, standards and results
  • Develop strategies to resolve system/operational/functional issues; develop standards, objectives, priorities and alternatives
  • Analyze and interpret data; create statistical reports
  • Collaborate with the Sustainability and mechanical teams regarding chiller plant sequence and other related control issues
  • Make maintenance modifications to ensure facilities are operating as designed
  • Maintain chiller plant automated systems, sub-systems and databases
  • Ensure compliance with all security, safety and emergency preparedness procedures
  • Conduct periodic testing of systems and business recovery plans
  • Perform other duties as assigned

Qualifications

  • Experience in building construction, inspection, modification, or chiller plant/energy improvement projects
  • Working knowledge of operation and maintenance practices for variable speed chillers and their associated system
  • Experience in applying sophisticated programming languages and system technologies
  • Experience in commercial building HVAC systems operation and maintenance
  • Working knowledge of Automated Logic WebCTRL, Trane Tracer Summit, TracerTU, and TracerES
  • Working knowledge of the operation of Central Chiller Plants
  • Working knowledge of control theory, psychometrics, end devices and sensors
  • Familiarity with BACnet and TCP/IP networking
  • Familiarity with Energy Recovery Units and associated factory controls
  • Familiarity with computer aided facility management (CAFM) and work management software
  • Effective verbal and written communication skills
  • Effective skill exercising and using good judgment to make sound decisions
  • Effective organizational, planning, and time management skills
  • Effective research, analytical, and problem-solving skills
  • Effective word processing and spreadsheet software skills
  • Effective database and presentation software skills

  • Significant experience in the installation, start-up, maintenance and programming of Trane Centrifugal Chillers
