Job description

Description

Up Campus Management is hiring a New Development Brand & Social Media Manager to drive early brand adoption and campus momentum for Blume on Ivy, a brand-new, purpose-built student housing community in Charlottesville, Virginia.

This role is responsible for making Blume on Ivy feel inevitable on campus - known, talked about, and socially validated well before peak leasing season. The Brand & Social Media Manager builds awareness, demand, and FOMO early, then converts that momentum into tours, pre-leasing activity, and leasing velocity.

This is an ideal role for someone who understands how students influence student decisions, thrives in early-stage brand building, and enjoys working hands-on with student teams, ambassadors, and influencers in a fast-paced lease-up environment.

ABOUT THE ROLE

The New Development Brand & Social Media Manager owns early-stage brand visibility, voice, and momentum for the property. This role leverages corporate marketing resources, onsite student employees, and brand ambassadors to execute authentic, campus-relevant marketing strategies that resonate with Gen Z.

The position works closely with onsite leasing leadership to ensure social traction translates into tours, applications, and pre-leasing performance. This role is accountable for brand awareness, engagement, and the conversion of social momentum into measurable leasing outcomes.

WHAT YOU'LL BE RESPONSIBLE FOR

Brand Awareness, Momentum & Social Proof

  • Drive early campus-level awareness ahead of competitor renewals and leasing launches
  • Establish Blume on Ivy as a known, talked-about, and socially validated brand on campus
  • Create visible momentum that generates urgency, demand, and FOMO
  • Convert social traction into leasing office tours and pre-leasing activity

Student Employee & Brand Ambassador Activation

  • Recruit, train, and activate student employees and brand ambassadors as on-campus brand extensions
  • Collaborate with students to ideate, test, and refine content rooted in real campus culture
  • Use student feedback loops to quickly adjust messaging, tone, and tactics
  • Empower students to co-create authentic content that drives peer-to-peer credibility and engagement

Influencer Seeding & Early Adoption Strategy

  • Design early-stage brand seeding strategies ahead of renewal and new leasing launches
  • Identify and activate first-mover students across org leadership, Greek life, athletics, and international communities
  • Build insider access and exclusivity for early followers, ambassadors, and influencers
  • Amplify early traction into social proof and scarcity through targeted messaging

Brand Strategy, Content & Execution

  • Own brand voice, tone, and visual consistency across social platforms
  • Build and execute content calendars aligned with leasing milestones and campus events
  • Produce and edit high-impact short-form content using platforms and tools popular with Gen Z (Instagram, TikTok, Canva, CapCut, and emerging platforms)
  • Track awareness and engagement KPIs and share insights with leasing and marketing teams

Requirements

WHAT WE'RE LOOKING FOR

  • Experience supporting new developments or lease-ups preferred
  • Strong instinct for how students influence student decisions and trends
  • Hands-on proficiency across Gen Z-focused social platforms and creative tools (Instagram, TikTok, Canva, CapCut, etc.)
  • Comfortable collaborating closely with student teams, ambassadors, and influencers
  • Familiarity with student housing or Gen-Z lifestyle brands preferred
  • Experience tying social performance and engagement to leasing or conversion outcomes

THE IDEAL CANDIDATE

  • Highly creative, proactive, and comfortable building something from scratch
  • Deeply tuned into campus culture and student behavior
  • Data-aware and able to translate engagement into action
  • Comfortable moving quickly, testing ideas, and iterating in real time
  • Thrives in fast-paced, high-growth, lease-up environments

SCHEDULE AND WORK ENVIRONMENT

  • Full-time role
  • Schedule aligned with campus activity, events, and leasing milestones
  • Evenings and occasional weekends as needed during peak activation periods
  • Onsite, campus-facing role

WHY JOIN UP CAMPUS MANAGEMENT

This role offers the opportunity to shape the public identity and early success of a new student housing community from day one. You'll work directly with students, influencers, and leasing leadership to build momentum, create demand, and influence leasing outcomes in a highly visible university market.
