Position Overview
We are seeking an experienced Global Transaction Management Leader to oversee our Transaction Management capability. This role requires deep expertise across office, manufacturing, and flex space environments, with the ability to guide transaction management resources while personally executing complex deals. The role focuses specifically on transaction strategy development and execution, working collaboratively within broader integrated service delivery frameworks. This role operates within a collaborative client environment that is principle-based service model driven by value creation and economic thinking in a decentralized environment.
Primary Responsibilities
Transaction Strategy Development & Execution
Develop comprehensive transaction strategies that align with overall portfolio objectives and client business goals. Create multi-year transaction roadmaps that anticipate client real estate needs across office, manufacturing, and flex space portfolios. Define transaction prioritization frameworks, deal pursuit criteria, and execution timelines that optimize portfolio performance. Translate client operational requirements and business growth plans into actionable transaction strategies.
Leadership & Team Oversight
Provide leadership oversight and mentorship to Transaction Managers supporting the accounts across multiple geographies. Establish transaction execution standards, performance metrics, and quality assurance processes for the TM team. Build team capability through coaching on complex negotiations, deal structuring, and client engagement. Foster knowledge sharing and best practice development across the transaction management function.
Transaction Execution
Personally lead complex and high-value transactions. Direct lease negotiations, purchase-sale agreements, and alternative transaction structures requiring senior-level expertise and client relationship depth. Step into challenging deals to advance client objectives, resolve impasses, and ensure successful outcomes. Manage stakeholder expectations across complex transaction scenarios involving multiple decision-makers and competing interests.
Industrial Property Expertise
Apply deep knowledge of office, manufacturing, and flex space requirements to advise on optimal transaction approaches and real estate solutions. Maintain current market intelligence on industrial sector trends, availability, pricing, and development activity.
IPS Collaboration & Integration
Collaborate closely with Integrated Program Management/Integrated Solution Management, Occupancy Planning, and Project Management teams to ensure transaction strategies support integrated service delivery. Participate in IPS leadership discussions to align transaction activities with broader portfolio initiatives and client objectives. Provide transaction expertise and market intelligence to support cross-functional strategic planning efforts.
Financial Analysis & Portfolio Optimization
Conduct detailed financial analysis of transaction alternatives including lease vs. buy decisions, term optimization, and cost-benefit assessments. Develop business cases for real estate decisions incorporating total occupancy cost analysis, market benchmarking, risk evaluation, and portfolio impact. Identify opportunities for transaction-driven cost savings, portfolio rationalization, and operational efficiency gains. Monitor transaction budget performance and provide regular reporting on pipeline, execution status, and portfolio metrics.
Client & Stakeholder Management
Build and maintain strong relationships with client real estate teams, internal stakeholders, and finance leadership relevant to transaction decision-making. Serve as the primary transaction strategy advisor for assigned accounts, providing market insights and strategic recommendations. Manage communication and coordination with legal counsel, finance teams, and operational leaders.
Qualifications
EXPERIENCE
  • 10-12+ years commercial real estate transaction management; 5+ years in industrial sector
  • Experience with office, manufacturing, and flex space transactions across multiple markets
  • Proven leadership of transaction management teams with mentoring and talent development capabilities
  • Track record executing complex, high-value transactions

TECHNICAL EXPERTISE
  • Expert knowledge of lease structures, sale-leasebacks, and portfolio optimization
  • Deep understanding of industrial facilities: manufacturing environments, distribution centers, lab, and flex spaces
  • Strong financial modeling, market analysis, deal structuring, and transaction economics skills
  • Knowledge of environmental, zoning, entitlement, and regulatory requirements for industrial properties

LEADERSHIP & COMMUNICATION
  • Ability to influence senior stakeholders and build high-performing teams
  • Strategic thinker with hands-on execution skills; willing to lead complex deals personally
  • Excellent presentation and communication skills for senior audiences
  • Strong collaborator across IPS service lines including Project Management
  • Consensus-builder capable of navigating complex, international stakeholder environments

TRAVEL & REPORTING
  • Travel: 20% to client facilities

Estimated compensation for this position:
140,000.00 - 160,000.00 USD per year
This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
