Job description

Wanted: A Maintenance Tech Who Fixes It Right The First Time

We manage 1,500+ residential units across more than 100 villages in the Chicago market, from condos and single family homes to small apartment buildings. No two properties are the same. Your job is to make sure requested maintenance gets handled correctly and preventive issues get reported before they turn into emergencies. Start from your home and finish to your home each day!

What You Get:

What You'll Do:

  • Diagnose and repair simple and complex issues across plumbing, electrical, HVAC, carpentry, drywall, trim, doors, windows, and appliances
  • Fix it right on the first visit so nobody has to send a second truck
  • Show up to every work order on time with the tools and materials the job actually requires
  • Complete every work order assigned to you each day
  • Call dispatch before you leave a site if a job cannot be finished, whether that is a delay, a hazard, a parts issue, or an escalation
  • Call dispatch the moment you cannot get into a property or reach a resident
  • Walk properties with municipal inspectors, correct what you can on the spot, take clear notes, and report back to dispatch
  • Estimate labor hours and material costs accurately when a job needs a scope before approval
  • Work with minimal supervision, and take the lead when you are paired with a Tech I or Tech II
  • Train new technicians by letting them shadow you and showing them the standard
  • Complete property condition reports and time cards accurately and on time
  • Keep your van clean, organized, and stocked for the next day
  • Communicate professionally with residents, and route new requests to the Property Manager instead of promising work in the field
  • Follow safety procedures every time, including when it slows you down

Who We're Looking For:

  • First Visit Completion: You diagnose the actual problem and complete the repair correctly the first time, so the work order does not come back
  • Hands On Experience: 5+ years in residential maintenance with formal training through an apprenticeship or vocational program, 8+ preferred, and scattered site rental property repair experience is a big plus
  • Multi Trade Skill: Real working knowledge of plumbing, electrical, HVAC, carpentry, drywall, and general repair, plus expert command of hand, power, and specialty tools and your own basic set
  • Diagnostic Ability: You find the actual cause instead of treating the symptom, and you know residential code well enough to walk a property with a municipal inspector
  • Certified Or Ready To Be: EPA, GC license, handyman license, or OSHA 30 are all a plus, and we will help you get what you are missing
  • Leads By Example: Takes point on a job with a Tech I or Tech II and shows a new hire how the work gets done here
  • Owns The Day: Prioritizes work orders, stays productive, finishes what was assigned, and stays level when priorities shift
  • Reliable & Responsive: Valid Illinois driver's license, clean driving record, reliable transportation, full auto insurance, comfortable on a smartphone and tablet, and able to lift 30+ pounds on stairs and ladders in all weather
  • Background Check: High school diploma or equivalent, and must pass a pre employment background screening
