Overview

The Sr. FP&A Associate will play a critical role in providing Gilbane Development Company with enterprise-level financial planning, forecasting, and strategic analysis. Reporting to the Vice President of Finance, this position is responsible for aggregating and maintaining project-level data, building corporate financial forecasts, and ensuring alignment with company-wide KPIs.

The Sr. FP&A Associate will serve as a key partner across Finance, Development, Asset Management, and Accounting, helping to ensure data integrity across systems (including Dealpath) and providing executive leadership with actionable insights. This role requires a combination of advanced financial modeling skills, database management capabilities, and a strategic mindset to help drive GDC's growth and performance.

Responsibilities
    Corporate Forecasting & KPI Alignment
    • Develop and maintain aggregate financial forecasts, cash flow projections, and performance dashboards.
    • Translate project-level data into corporate-level insights and ensure reporting aligns with strategic KPIs.
    • Track company-wide progress against financial and operational targets; investigate and explain variances.
  • Portfolio Oversight & Data Integrity
    • Reconcile project data across Dealpath, proformas, and internal databases, identifying and resolving discrepancies.
    • Track and maintain accurate corporate-level reporting on the development pipeline and financial performance.
    • Implement controls and best practices to improve data accuracy, consistency, and timeliness.
  • Strategic Analytics & Reporting
    • Prepare executive-level presentations and reports summarizing portfolio performance, risks, and opportunities.
    • Conduct scenario analysis and sensitivity testing to support corporate strategy and investment decisions.
    • Provide ad hoc analysis for senior management and investment committees.
  • Cross-Functional Collaboration
    • Partner with Development and Asset Management teams to ensure project-level inputs are accurate and consistent.
    • Support Accounting with corporate reporting needs, particularly where financial data intersects with operational metrics including liquidity projections.
    • Assist in capital markets activity, including fundraising support and lender reporting, when required.
Qualifications

Education & Experience

  • Bachelor's degree in Finance, Economics, Real Estate, or related field (MBA or advanced degree a plus).
  • Minimum 4-6 years of experience in corporate finance, FP&A, investment banking, or real estate finance.
  • Real estate development or investment experience strongly preferred.

Skills & Abilities

  • Advanced financial modeling and Excel expertise; experience with reporting and visualization tools a plus.
  • Working knowledge of REIT-specific performance metrics, including FFO, GAAP and non-GAAP reporting concepts.
  • Familiarity with Dealpath or other real estate pipeline management platforms preferred.
  • Exceptional organizational skills with the ability to track and aggregate data across a large portfolio.
  • Strong written and verbal communication skills, including the ability to present complex information clearly.
  • Ability to work cross-functionally and manage multiple priorities in a fast-paced environment.
  • High attention to detail and a proactive approach to problem-solving.

Salary to be determined based on factors such as geographic location, skills, education, and/or experience of the applicant, as well as the internal equity and alignment with the team.

For Rhode Island, this ranges from $105,200.00 - $136,800.00 plus benefits and retirement program.
